07/16/2025 Passed This drainage system could possibly be in the right of way but it does have positive pitch at 1.5% and is a triple barrel RCP pipe. Pipe was shaded but could still see the bedding.
08/12/2025 LAND Landscape Appearance & Function Final Passed Finish of the landscaping is per plan and looks good. All plants required by plan have been installed. Equipment is in the proper locations. Pressure test have not been completed. NPPO is covered under its own inspection.
08/12/2025 SITE - Stormwater Follow-up Passed 08/12/25, noted there is a swale missing on the southeast corner of the site between the 2 buildings that diverts the water to the east basin.

All trash will need to be cleaned up on the far southeast corner of the project and this area needs to be raked/ripped to create a pervious surfaces so water does not stand here for longer than the allowed 24 hr time period.

The lot itself has several areas of standing water that needs to be addressed prior to the engineering final.

The rip rap berm on the southeast corner middle side is being impacted by pour drainage and a missing swale
08/12/2025 NPPO Final Passed NPPO is in good shape and has all been transplanted. The continued maintenance of the nursery shows here. All trees and cactus on the NPPO have survived and have been reestablished.
09/09/2025 Passed Cane stakes are coming out now. All at other elements are correct. with the planting.
09/09/2025 Passed Backflow preventer and meter, are correct to plan. Controller is correct. plants and materials are correct. and Plants look good.
09/19/2025 Passed Parking areas are now complete and striped according to approved plans.
09/24/2025 ENGR - Drainage Structures Passed Drainage pipe outlets and retention basins are complete and in accordance with approved plans. All drainage structures on site for buildings 2 & 3 (building 1 is no longer part of this project).
09/25/2025 ENGR Grading Final Passed Previous issues have been resolved. Site grading is complete and acceptable. Drainage works as intended.
11/18/2025 Consultation SITE Passed 11/18/25
Consultation with contractor and super retrofit the non compliant existing scupper NW of bldg 3 to PAG 205 type 2. Plan is good and will meet the intent and dimensions required.
Request sidewalk/Flatwork inspection or send pictures showing reinforcing as discussed, before pouring plate supports and plate angle iron embeds.
