| IPC - Entitlements | REQUIRES RESUBMIT | A revision of the PDP is required: * Demonstrate why the parcels cannot be combined (Split zoning) and show Parcel ID Numbers for project area and adjacent parcels. * Show underlying zoning. * Include required parcel and zoning information (Dimensions, square footage, address). * Differentiate parcel boundaries from other lines on PDP (Suggest lighter shading). * PDP Should be confined to a single page, including landscaping. * Show back of curb/gutter and existing sidewalk along Alvernon Way. * Indicate “Future Phase” on western parcel, grey out equipment. * Clearly indicate surface treatments (Landscaping plan shows two surfaces). * Indicate basin materials/surfaces. * Include dimensions and setbacks for equipment, including equipment height. * Indicate wall heights. * Clearly differentiate between the TEP and City-owned fencing, clarify what is being removed. * Expand landscaping into the right-of-way area. * Indicate wall treatment (To match existing? Different than existing?). Revision of the DCR is required: * Update design compatibility report to reflect changes to PDP. * Update renderings of landscaping/wall treatment. * Update plant palette * How are adverse effects being mitigated for development area? * Include information based on staff comments. |
