COMMENTS:
1. SHEET G0.3 Code analysis and applicable codes
a. Please add the following code into the applicable codes list:
1. ICC A117.1 - 2017 Accessible and Usable Building and Facilities
2. 2024 International Energy Conservation Code
b. Occupant Load IBC 1004 & Table 1004.5 IBC Table 1004. IBC 107.2.7
1. Provide the calculation as to how many occupants can be accommodated within these spaces.
c. Provide an Egress Plan. Show on the Egress Plan the equipments, etc.
1. At the point of exit, enter the required width, the provided width, and the number of occupants exiting.
2. Means of egress illumination level shall be not less than 1 footcandle (11 lux) at the walking surface. Along exit access stairways, exit stairways and at their required landings, the illumination level shall not be less than 10 footcandles (108 lux) at the walking surface when the stairway is in use. IBC 1008.2.1
3. 1008.2.3 Illumination shall be provided along the path of travel for the exit discharge from each exit to the public way.
4. Locate/label the lighted exit sign & emergency light with back-up power as well as the fire extinguisher on your plan.
d. Required Plumbing Fixtures (Provide drinking fountains, and service sinks) IBC 2902 & Table 2902.1
1. Should these be available within another structure nearby, please provide the location and distance from this structure to that plumbing fixtures location.
e. TUCSON FIRE DEPARTMENT
1. Fire Sprinklers, Alarm, alarm/sprinkler monitoring, etc are separate submission and review/approval by Tucson Fire Department. Please submit to Tucson Fire Department.
2. The submitted fire sprinkler drawings will not be reviewed within this submission.
3. Please confirm if fire sprinkler is to be installed and if not, please provide a statement to that effect.
f. HAZARDOUS MATERIAL
1. Hazardous materials such as corrosives & oxidizers that are liquid or solid form materials, etc as shown in IBC Table 414.2.5.1. Please list these hazardous materials in the same format as shown in IBC Table 414.2.5.1 where the quantities are enumerated, the maximum allowed as well as to how they contained and what form of containment are being used.
2. Please confirm that this will be submitted to Tucson Fire Department to accompany the Fire Sprinkler, Alarm submission.
2. RESTROOM PLAN (NOTE: Ensure that the facility is accessible complying to the ICC/ANSI A117.1 for both Employees and Visitors/Customers. Ramps, door thresholds, etc to comply. Locate and label these on your plan.)
a. The turning space shall be a circular space with a 67-inch minimum diameter. ICC A117.1 sec 304.3.1.1 Please show this on the drawing.
b. The restroom plan shown on the drawings is not code complinat.
1. Clearance width around a water closet shall be 60 inches minimum in width, measured perpendicular from the sidewall per ICC A117.1 sec 604.3.1
2. 604.3.2 Clearance depth around the water closet shall be 56 inches minimum in depth, measured perpendicular from the rear wall.
3. 604.3.3 The clearance overlap around the water closet shall be permitted to overlap the water closet, associated grab bars, paper dispensers, sanitary napkin receptacles, coat hooks, shelves, accessible routes, clear floor space at other fixtures and the turning space. No other fixtures or obstructions shall be within the required water closet clearance. FIGURE 604.3

4. Ensure that the facility is accessible complying to the ICC/ANSI A117.1 for both Employees and Customers. The tops work surfaces 902.4: shall be 28 inches min and 34 inches max above the floor. Parallel approach 904.3.2: the public use side of the counter surface 36 inches in length minimum. Forward approach 904.3.3: the public use side of the counter surface 30 inches minimum in length. Knee clearance 306.3: between 9 inches and 27 inches above the floor. Maximum depth 306.3.2: extend 25 inches maximum under an element at 9 inches above the floor. Minimum depth 06.3.3: Where clear floor space complying with Section 305, the knee clearance shall be 11 inches minimum in depth at 9 inches above the floor, and 8 inches minimum in depth at 27 inches above the floor.
5. The Geotech Report requires that footings have an embedment of 4 ft into undisturbed native soil. I can't seem to find footing design that complies to this. Please point to me where these drawings are located meeting this geotech requirement.

1. Provide classification of all chemicals being used per NEC 500. Each chemical must be listed and shown as non-classified or with the appropriate classification and zone designation.
2. Show corrosive environment areas and provide wiring methods and equipment suitable for corrosive environments, NEC 300.6.
3. Provide GFCI protection for all outdoor receptacles, including those within the open shade structure, NEC 210.8(B).
4. Note and show any indoor wet or damp locations, and provide GFCI protection per NEC 210.8(B).
5. Show raceways exposed to different temperatures in compliance with NEC 300.7.
6. Show all wiring methods in detail for all circuit conductors and feeders. Conductor type and conduit size/type. Note wet use requirements. NEC arts;300 and 408.4.
7. Provide a panel schedule, showing the circuits that are being modified, added or removed or existing. NEC arts;300 and 408.4. Include panel bus rating and A.I.C. rating. IBC 107.1 MCP and PLC are missing.
8. Provide missing WWW schematics and wiring details. Must be sealed by a qualified and registered Electrical Engineer in the State of Arizona.
9. Show panel MCP in the load calculations.
10. Provide appropriate grounding and bonding of all metal structures, per all relevant sections of NEC 250 (example sections 250.4(A), 250.20, 250,32, 250.104). Provide grounding and bonding details as required for each unique case.
11. Provide Fault Current Analysis and show new equipment, breakers, chargers and panels AIC rating sufficient to withstand the calculated Fault Current. Provide Available Fault Current calculations from TEP transformers to all new equipment, 2023 NEC 110.24, NEC 110.9, 110.10.
12. Provide all breaker AIC ratings, not just the available fault current at the equipment, to ensure compliance with NEC 110.9 & NEC 240.86.

07/09/2026 Commercial Plumbing Standard REQUIRES RESUBMIT 1. Revise the location of the expansion tank in the water heater detail so that a shut off valve is not between the water heater and the expansion tank. Reference: Section 607.3, IPC 2024.
2. Verify that the distance from the hot water source to the hot water termination for the public lavatory complies with the requirements of Section C404.5.1, IECC 2018.
3. Direct connection of potable water to equipment (e.g. DAF 2 DAG pumps, etc.) that does not have listed backflow prevention devices and are located downstream of a backflow preventer, will create the possibility of cross connections. Specify the type of backflow prevention device required for each water connection or label the pipes as nonpotable. Reference: Sections 608.1, 608.3, and 608.9, IPC 2024.
4. Verify that the vent for the water closet (see P2.0) rises vertically (i.e., at least 45 degrees above horizontal) to at least 6” above the flood rim of the fixture prior to running horizontally. Reference: Section 905.4, IPC 2024.
5. Clarify the waste and vent connection of the floor drain P-3 to the sanitary drain system (i.e., provide a riser diagram). Reference: Section 107.2.1, IBC 2024.

1. The replacement, relocation and installation of new lighting fixtures requires compliance with the City of Tucson Outdoor Lighting Code.
2. Provide an outdoor site lighting plan that meets the requirements of OLC 104.2. Show/locate the different light sources on your site plan, both new and existing. Number the light fixtures on your lighting fixture table and use the same number on your site plan.
3. List the Lighting Area per OLC (typically E3) chapter 3 and used in Table 401.1. Specify the compliance option from Table 401.1 that is being used. Total outdoor light output shall not exceed the lumen limits listed in Table 401.1.
4. Show compliance with City of Tucson Outdoor Lighting Code with an approved lighting calculation in accordance with OLC 104.2.1, 401.2. Include all exterior fixtures on the property in the calculations. List shielded and unshielded lights in the calculation.
5. Show unshielded fixtures with a maximum of 3,000 lumens, OLC 401.4.
6. Show lamps with a maximum of 3500K color temperature, OLC 402.1.
7. Provide the manufacturer’s specification sheets for the outdoor lighting fixtures. Include the lumen and color temperature values for each outdoor fixture type.
8. Indicate whether or not a special inspection is required per sec. 104.2.2, and 106.2.
