COMMENTS: Please resubmit revised drawings and any redlined plans along with a detailed response letter, which states how all Zoning Review Section comments were addressed.


1. COMMENT: Zoning has reviewed the building plans for compliance with the un-approved version development package DP19-0056. While the building plans are consistent with the un-approved DP as it relates to the zoning review purview of the building footprint, square footage, site conditions etc., zoning cannot approve the building plans until the 3rd Party and PDSD Commercial Plans reviewers have approved the building plans. In addition, the plans must be approved by the design professional assigned to this project prior to zoning approval.

2. COMMENT: The building heights listed on the building plan package are not consistent with what has been presented in the MG plan package. The building elevation drawings are not consistent with the elevation drawings in the MG plan package. Contact the PDSD Planning staff MG project manager Nick Ross for "possible" requirements to amend the MG package submittal with corrected drawings.

3. COMMENT: Zoning will review the building plans on the next submittal as it relates to the zoning review purview and compare the building plan footprint, building height, and square footage and location to ensure consistency with the approved DP.

4. COMMENT: Zoning will approve the building plans once the plans have been approved by the 3rd Party, PDSD Commercial Plan Reviewers and the Design Professional.

Fire Pump Room shall comply current codes:
IFC 913.1 through 913.5
and
NFPA 20.
Including, power supply, equipment access, lighting, ventilation, drainage.

913.2.2 Circuits supplying fire pumps. Cables used for survivability of circuits supplying fire pumps shall be protected using one of the following methods.
1. Cables shall be listed in accordance with UL 2196 and shall have a fire-resistance rating of not less than 1 hour.
2. Electrical circuit protective systems shall have a fire-resistance rating of not less than 1 hour.
3. Construction having a fire resistance rating of not less than 1 hour.

NFPA 20 4.13.2 Equipment access
4.13.2.1.1 Except as provided in 4.13.2.1.1.1 fire pump rooms not directly accessible from the outside shall be accessible through an enclosed passageway from an enclosed stairway or exterior exit.
4.13.2.1.2 The enclosed passageway shall have a fire resistance rating not less than the fire resistance rating of the fire pump room.

4.13.5 Pump rooms shall be provided with emergency lighting

4.13.7 Drainage.
4.13.7.1 Floors shall be pitched for adequate drainage of escaping water away from critical equipment such as the pump, driver, controller, and so forth.
4.13.7.2 The pump room or pump house shall be provided with a floor drain that will discharge to a frost-free location.
