I have reviewed the Aspire 2 Construction Documents Revision 2 submitted July 2021 for the purpose of determining conformance with the Design Package of the
MGD. I have checked the submittal against the Main Gate District (MGD)
Ordinance Requirements relative to Section C-19, Design Standards under
procedure described in Section B-2.d.
Submittal Requirements Status
1. Lighting: Revisions from
minimize light glare and trespass, conserve energy, the approved

using quality scale, texture color, detail. Material
combinations reinforce architectural scaling requirements.
Reflects tradition of U of A, COT, adjacent historic
neighborhoods. Use accent colors consistently throughout:
signs, architectural features, lighting, window/door frames,
and accent walls. Avoid glare reflective producing
materials.
3. Architectural Elements and Features: Changes Conform to
Balconies, outdoor stairs, ornaments and surface details MGD
such as screening, cladding and fenestration shall be
provided to enhance the architectural style of the
building. No balconies allowed in group dwellings.
Consider appropriate use, scale, proportion, texture
Carefully integrate in the concept design. Clear visual
distinction between the ground and upper floors.
Arcades, when used, place along south and west facades,
unless along Park Avenue. Construct out of wood, brick,
canvas, metal, stone or concrete. Street facing facades:
20' maximum single plane without architectural detailing.
Outdoor vending and gathering areas encouraged.
Delineate with hardscape, grade change, or vegetation.
4. Building Articulation:
3 consecutive street facing facade areas: same paint
or method of articulation. Articulate facades at entries

between retail spaces for patio and outside engagement.
Building long than 85' – articulate each 85' to appear as
separate buildings along a front property line. Building
corners – add articulation to emphasize and promote
gathering (e.g. roof/facade higher at corner).
Local public art encouraged (e.g. sculpture art).
5. Doors

Storefronts – provide awnings, canopies for shade,
color, and material variation; integrate with sidewalk

6. Windows and Glazing:

Shade structure, changes of plane such as indentations,
textures, or accent materials. Windows – 75% minimum
visible light on each side of window. Window displays
or visible activity on ground floor.
8. Streetscape: N/A
along Speedway and Euclid Avenue, design to
promote community.
General Comment(s):
Comment 1: North elevation (A09.002), window removed along the top floor.
Consider a spandrel replacement or match the window retangle area with an
appropriate light color finish to maintain the original window pattern.
Based on review of the CD Plan Set, the plans from the Approved Design
Package. The plans differ from the approved Design Package. Key effected
changes relative the MGD and Design package are identified in the plan and letter
submittal and restated below:
Sheet A09.002 BUILDING ELEVATION - NORTH Clouded windows revised (or
deleted) due to unit plan modifications.
Sheet A09.003 BUILDING ELEVATION - WEST Clouded windows revised due
to unit plan modifications. Courtyard enclosure wall parapet revised to flat vs.
stepped. Relocated door at entrance to electrical main room.
Sheet A09.004 BUILDING ELEVATION - SOUTH Clouded windows revised /
resized due to unit plan modifications.
Sheet A09.601 AMENITY DECK DETAILS - SCREEN WALLS New sheet with
details coordinating landscape screen walls and finishes with Structural and
Waterproofing systems.
S1.100 FOUNDATION PLAN - LEVEL B2 Adjusted column at grids J.7 and 1 to
coordinate with architectural. Concrete strength values adjusted in Shearwall
Footing Schedule.
S2.100 FORMING PLAN - LEVEL B1 Adjusted column at grids J.7 and 1 to
coordinate with architectural. Very slight adjustment to ramp slope for headroom
insurance at garage entry.
S2.102 FORMING PLAN - LEVEL 01 MEZZANINE Adjusted column at grids
J.7 and 1 to coordinate with architectural.
S2.103 FORMING PLAN - LEVEL 02 New detail and column schedule reference
for column at grids j.7 and 1, where column ‘walks’ 8” to the south (plan east)
between levels 2-3.
S2.108 FORMING PLAN - ROOF LEVEL
… split slab construction at amenity level hardscape, to pedestal pavers. Also
represented are changes to egress path and enclosure and typical landscape screen
wall supports.
Therefore, I have reviewed the plan changes in accordance with the MGD and
recommend approval as submitted subject only to addressing Comment 1 above.
