The electric Lighting Plan on sheet E1.1 shows exit signs over exterior doors A and R. Per the exit light layout stairs must be traversed to access each of these exit doors. Per 2018 IBC 1009.1 accessible spaces must be provided with at least one accessible means of egress. This will have to be door B to the corridor between Vestibule 100 and elevator Foyer 121. Revise the reflected ceiling plan and electrical lighting plan to show an exit sign over this door. 2. On sheet A0.1.1 the Code Study floor plan shows double-swinging door B swinging into the path of egress travel on each side of the new wall dividing the Foyer from ?Hall 113?. Per 2018 IBC 1005.7.1 doors, when fully opened, shall not reduce the required width of the corridors by more than 7-inches. The door leaf swinging into the bank Hall (Corridor) 113 does not comply and the door cannot swing into Hall 113 for this reason and because it is an exit door per building review comment 1 above that must swing in the direction of egress. 3. The door leaf swinging into the corridor leading to elevator lobby/foyer 121 may or may not comply with 2018 IBC 1005.7.1 depending on the required width of this corridor. On the Code Study provide the corridor load calculations per 1020.2. Indicate the egress path past these doors with dimensions from door edges with doors in full open position to the opposite corridor walls. Cite Code section and/or Table to show compliance. 4. Please explain why the new demising wall for the bank that has a shuttered opening at the Lobby and glass windows along the ramp requires no fire-rating in what appears to be a non-separated building. No information is given in this plan set regarding previous occupancy, occupancy of adjacent space, and occupancies of floor above. Ref. 2018 IBC Table 508.4. 5. Provide a demolition plan. Ref. 2018 IBC 107.2.1. 6. On sheet A0.1.1 Code Information, change the accessibility code reference to ICC/ANSI A117.1-2009. Ref. 2018 IBC 107.2.1. 7. In the Project Data table on sheet A0.1.1 there are two columns starting with "egress width." Is the column on the left meant for Code-required information and the column on the right meant for what is provided? Please label the columns. Ref. 2018 IBC 107.2.1. 8. If the left column in the Project Data table is for Code-requirements, the number of exits required is 2 and not 1. Ref. 2018 IBC 1006.3.2. 9. Please add the requirement to the interior finishes schedule, sheet A3.3.1, that walls within 2-feet of service sinks and water closets shall have a smooth, hard, nonabsorbent surface to a height of not less than 4-feet above the floor. Referenced note 6 shifts the responsibility for knowing the Code requirement and building department interpretation to the contractor; however, as the designer, you must be the one to specify what is required in the drawings. Mechanical equipment note 1 for the Mechanical Equipment Types schedule on sheet M0.1 states that the four DX split systems and on DX mini-split are "ASSUMED AS EXISTING." A building permit cannot be issued based on an assumption regarding whether or not the heating and cooling equipment is existing. This must be verified and the mechanical design based on facts rather than supposition. Ref. 2018 IMC 106.3.1. 2. If the heating and cooling equipment is to be new, submit heating and cooling load calculations summary sheet(s) for each unit to justify the capacities shown in the equipment Schedule. The cooling load calculations shall be based on City of Tucson summer dry bulb outside air temperature, and the output of heating and cooling units shall not be greater than that of the smallest available equipment size that exceeds the calculated loads. Ref. 2018 IECC C403.3.1. 3. If the heating and cooling equipment is new submit a mechanical COMcheck showing compliance with the 2018 IECC efficiency requirements. Ref. 2018 IECC Tables C403.3.2. 4. Show that the HVAC control system for the four heating and cooling systems will provide for off-hour and setback control, automatic shutdown and automatic startup control (i.e. the control system is capable of automatically adjusting the start time of the HVAC equipment in order to bring the interior conditions to the desired temperature at the start of occupancy. Ref. 2018 IECC C403.4.2.3 5. Please submit a floor plan for condensate removal for the fan coil units. Show an approved termination of the condensate drains. Ref. City of Tucson amendment to the 2018 IMC 307.2.1. 6. On the Mechanical Floor Plan, sheet M1.1, keynote 4 is shown at FC-1, FC-3 and FC-4. Should this be changed to keynote 3? Ref. 2018 IMC 106.3.1. 7. On the Mechanical Floor Plan the exhaust fans in the two restrooms pull 75 CFM each while supply air to each of these rooms is 100 CFM. These rooms will always be positively pressurized even when the exhaust fans are operating. Please explain how no more than 10% of air from these rooms may be recirculated into adjacent spaces per 2018 IMC 403.2.1(4). |
