Speedway Boulevard - C-1 Zoning Zoning TRANSMITTAL DATE: April 24, 2018 DUE DATE: April 26, 2018 COMMENTS: Please resubmit revised drawings and any redlined plans along with a detailed response letter, which states how all Zoning Review Section comments were addressed. 1. COMMENT: Zoning has reviewed the building plans for compliance with the revised and approved development package DP17-0301. While the building footprint is consistent with the approved DP as it relates to the zoning review purview (Building footprint, Height, square footage, site conditions etc) zoning cannot approve the building plans until the 3rd Party and PDSD Commercial Plans reviewers have approved the building plans, and a DRB review and approval of the building plans is completed . As part of the zoning review it was noted that the site plan sheet of the newly approved DP includes a set of double doors and a single door next to the exhaust grate that will provide access along the west side of building. While it is not a zoning issue it does not appear that these door locations have been depicted on sheet A2.01 of the building plans. Also a single door is depicted on the DP next to the two sets of double doors next to the Communications Easement. For reference of these locations see most current approved DP sheet C3.0. Clarify if a design occurred as part of the revision to the DP that was not captured on the building plans or is there a discrepancy between the DP and the Building Plans. 2. COMMENT: Zoning will review the building plans on the next submittal as it relates to the zoning review purview and compare the building plan footprint, building height, and square footage and location to ensure consistency with the most current revised and approved DP. 3. COMMENT: If any changes are necessary, due to the 3rd Party or PDSD Commercial Plan Reviewer's comments that affect or change the building footprint, height, or square footage, the DP will need to be updated prior to approval of the building plans by Zoning. 4. COMMENT: Once the plans have been reviewed and approved by the 3rd Party and PDSD Commercial Plan Reviewers and zoning has verified consistency with the DP, the building plans can be approved by zoning. 5.
