COMMENTS: Please resubmit revised drawings along with redlines and a response letter, which states how all Zoning Review Section comments regarding the Land Use Code and Development Standards were addressed.

1. Zoning has reviewed the building / site plan for the proposed guard house at the Campbell Avenue entrance but cannot approve the plans at this time. Address the following zoning comments and re-submit for review if possible for approval.

2. Label the setback of the Campbell Avenue existing and future face of curb location to the new guard house.

3. Per UDC section 6.6.3.B - Detached accessory buildings are not permitted in the buildable area extending the full width of the lot between the principal building and the front street lot line, except for terraces and steps not over three feet high above the natural grade, paved areas, and fences or walls.

It is not clear on the site plan or detail drawings on the plan where the principal structures i.e. apartments are located from the existing or future curb location. Label the building setback from the closest building to the property line and label the distance from the face of the closest building to the existing and future curb location. If the accessory structure (Guard House) closer to the property line than any of the principal structures relocate the guard to be in line with the principal structures or farther back than the principal structure.

4. The zoning comments are minor and can be reviewed over the counter once the corrections have been made and assuming that all other review agencies' comments have also been addressed. If the site must be revised the site plan sheets will have to be re-stamped by all review agencies that have already approved the gated entries.
