Please be advised that the grading plan shall be approved only after the tentative plat is approved. 2- Provide the T09BU00395 case number in the Tile Block. 3- Show and label grading limits. Include the grading limits symbol in the legend. 4- Provide the administrative address. 5- Add the following general notes: a. The contractor shall remove all fine materials from the bottom of the detention/retention basin and scarify the basin bottom once the construction activities are completed in order to remove any fine material build up caused by construction and to restore soil percolation. Alternatively, the contractor may utilize BMP's at the basin inlet(s) to prevent the fines from entering the basin. b. Add a note, which states that any engineering work to be done below grade (i.e. toe-downs, cutoff walls, drainage pipes/structures, etc.) shall not be back filled until Development Services Inspector inspects the work and approves it. c. The contractor is not permitted to make an autonomous decision to carry out construction field changes without prior written approval from the Engineer of Record and the City of Tucson Development Services Department. d. CALL FOR SWPPP INSPECTION AND PRE-CONSTRUCTION MEETINGS. FOR A DSD ENGINEERING INSPECTIONS, CALL IVR (740-6970), OR SCHEDULE WITH A CUSTOMER SERVICE REPRESENTATIVE AT THE DEVELOPMENT SERVICES DEPARTMENT, OR CONTACT DSD ENGINEERING AT 791-5550 EXTENSION 2101, OR SCHEDULE INSPECTIONS ONLINE AT: http://WWW.CI.TUCSON.AZ.US/DSD/ONLINE_SERVICES/ONLINE_PERMITS/ONLINE_PERMITS.HTML. e. A copy of the approved Grading Plan, Grading Permit, and any Geotechnical Reports shall be kept at the site at all times, until final grading approval. f. Any revision to the Grading Plan MAY require a re-submittal of a revised grading plan for review. Contact DSD Engineering at 791-5550 to discuss changes in grading design. g. If grading construction is expected to last longer than the expiration date of the grading permit, contact DSD to renew/extend the Grading Permit. If Final Grading Inspection has not been completed before the Grading Permit expires, and the permit has not been renewed, additional fees and reviews may be required. h. See the associated Stormwater Pollution Prevention Plan as a part of this grading permit. i. Contact Permits and Codes at 791-5100 for any questions regarding any right-of-way permit requirements. j. As-builts and letters of completion for basin and overall project are required. k. The Engineer of Record shall submit a statement of conformance to as-built plan and the specifications. l. The permitee shall notify the DSD when the grading operation is ready for final grading inspection. Final grading approval shall not be given until all work, including installation of all drainage facilities and their permanent protective devices, and all erosion control measures have been completed in accordance with the approved grading plan and grading permit, and any required reports have been submitted. 6- Reference, in all applicable keynotes and on the applicable details, the wheelchair ramps Standard Detail 207. 7- Based on a recent field visit, the steep slope, on the north side of the property appear to be steeper than 2:1. Additionally, the slope appears unstable and shows evidence of erosion, scour and collapse in several areas, which might be an indication of the slope instability. This issue needs to be addressed satisfactorily. 8- The Geotechnical Report shall address how to stabilize the steep slopes, between the parcel and the offsite channel. The slopes appear to be unstable and a lot of runoff related erosion had occurred. Additionally, the geotechnical report shall propose slope setbacks for proposed and existing slopes. Provide a geotechnical report that addresses slope stabilization and treatment and setbacks. 9- It appears that the proposed slope protection, on the north side of the property, requires the proper key-ins, which are based on the recommendations of the soils' report. Please be advised that any part of the proposed slope protection proposed to be installed within the City of Tucson well site, will require COT Water permission. 10- Keynote #36 is not clear. Will the screen wall be 5' high or will the entire wall (i.e. screen and retaining) be 5' high. Additionally, It seems that Screen Wall Standard Detail 109 should be referenced in Keynote #36. 11- Call out the retaining walls on Details F, G and H. Please be advised that retaining walls may require separate permits. 12- The descriptions of Keynotes #29, #50 and #51 appear to be not included. Revise as necessary. 13- Provide additional spot elevations in the driveways and PAAL's centerlines. 14- Show, on all applicable details, steel reinforcement for all concrete ramps and spillways. 15- Reference Concrete Curb Terminal Section Standard Detail 212 on Detail 2 and revise the detail accordingly. 16- Provide a detail that shows the bleed pipes with the proposed 6" orifice openings at the inlet of all detention basins bleed pipes. The pipe inlet and outlet inverts and slopes shall be provided. Please be advised that the orifice shall be installed closer to the pipes inverts. 17- Provide additional details and dimensions for the basins grouted riprap inlets. 18- It appears that the sidewalk is blocked on one side of the ramp in Detail 15. Address this issue and revise as needed. 19- Keynote #7 is not pointing to the right location, near Lot 13. Revise. 20- Show the location of Keynote #10 on Sheet C3.1. 21- Based on a recent field visit, the topography does not look like the information shown on Detail E. Address this issue and revise as needed. 22- Show a detail for the proposed storm drain system between Lots 13 and 14. Include pipe depth and pipe material, etc. 23- Show a detail for the proposed storm drain system along Houghton Road. Include pipe depth and pipe material, etc. 24- Provide clearly all driveway and P.A.A.L's cross slopes. 25- Provide descriptions for Keynote #12 on Sheet C3.2. 26- Show all missing slopes on all applicable details. 27- Keynote #8 callout, near Lot 10, is incorrect. Revise. 28- Clarify the cross hatched median between Lots 9 and 10. 29- Provide the missing curb radii wherever applicable. 30- Dimension all proposed riprap and grouted riprap pads. 31- Provide Houghton Road and Old Vail public right of way widths. 32- Provide Keynote #12 description on Sheets C3.5, C3.6 and C3.7. 33- Provide Keynote #11 description on Sheet C3.7. 34- It appears that the ground on the north and west side of Lot 6, slopes towards the building instead of away from the building. Address this issue and revise as necessary. 35- Check if the location of Keynote #29 location, on the south side of Lot 5 loading zone, is correct 36- Keynote #33 may not need to be used on Sheets C3.6 and C3.7. 37- Lot 3 FFE is lower than the elevation shown on the Tentative Plat. Address this change and its impact on the overall drainage scheme. 38- Reference Trash Enclosure Standard Detail 6-01.0. 39- According to D.S. 2-05.2.4.H.3. and D.S. 3-01.4.4.F. 10-year flow has to be completely conveyed under sidewalks when concentrated runoff crosses any sidewalk/walkway. Additionally, show the roof drainage directions and provide sidewalk scuppers for the roof drains. Please be advised that the 10-year flow requirement does not apply to roof drainage. Roof drainage has to be discharged in its entirety to avoid prolonged ponding on the roof that might cause the roof to collapse. Demonstrate compliance with the sidewalk scupper requirements. 40- Show the ponding limits and water surface elevations for all waterharvesting, if applicable. Please be advised that buildings finished floor elevations shall be set at least 1' above water surface elevations. 41- Dimension all waterharvesting areas. 42- This Office recommends providing the water-harvesting basins with 2" bleed pipes, about 2"-3" above grade to help drain the basins and minimize prolonged ponding periods. 43- According to D.S. 11-01.9.0, the minimum cut or fill setback from the property line shall be 2'. Ensure that all details are compliant with this requirement. 44- Work in the public right of way requires an excavation permit and/or a private improvement agreement. Check with City of Tucson Department of Transportation Permits and Codes for additional information. 45- Resubmit the redlined plan with future Grading Plan submittals. 46- Provide a detailed response letter with the next submittal that explains how the comments were addressed and references the exact locations/sheets where the revisions were made. |
