COMMENTS: Please resubmit revised drawings along with redlines and a response letter, which states how all Zoning Review Section comments regarding the Land Use Code and Development Standards were addressed.

1. This project is reviewed for compliance with the Land Use Code (LUC), Development Standards (DS), American National Standard Institute (ANSI) and International Building Code 2003 (IBC). Specifically, this project was reviewed for compliance with the site plan criteria outlined in DS 2-02.

It should be noted that the plan submitted indicates this is actually phase 2 of an overall development, of which the site plan (and grading plan) for phase 1 was just approved under permit T06CM06019. The overall site will be subject to full code compliance due to the expansion size of this phase 2 project. Due to the fact that the last phase was done so recently, the same code requirements applicable to this phase 2 proposal will be used - with exception the LUC has been amended with regards to permissible loading zone numbers and size, which may apply to this project.

2. Per DS 2-02.2.1.6, with regards to buildings:
A) please be sure to show location of all building entrances
B) please advise how building height is measured - from grade to roof ridge and midpoint of ridge - or from grade to flat roof and parapet roof.
C) Please declare any roof overhangs and dimension
D) Please call out any porches and provide vertical clearance for pedestrian areas under

3. Per DS 2-02.2.1.8, regarding parking:
A) provide wheel stop barriers where parking spaces abut any landscaping areas
B) please dimension the planters proposed in the parking lot (didn't see on landscape plan) to ensure the length of a parking space is not compromised

4. Per DS 2-02.2.1.9, regarding bike parking:
A) per DS 2-08.4.0, as bike parking should be provided in a manner that has access to the main entrance of the principal use, please distribute both types of bike parking between the two buildings
B) per DS 2-08.4.1, provide class 2 bike parking within 50' of the main entrance to each building

5. Per DS 2-02.1.11 - regarding PAALs:
A) please dimension the PAAL width between the loading zone and the parking spaces at the west end of the parking lot.
B) Please dimension the PAAL width at the south entry of the site, heading north

6. Per DS 2-02.2.1.12. - regarding handicapped/pedestrian circulation:
A) an apparent curb access ramp is listed near the bicycle parking - just to the west of the disabled access parking area. This access ramp is labeled with a keynote 19, which should be corrected to read a number 18.

8. Per DS 2-02.2.1.13 -clarify if any new free-standing signage is proposed, with specs.

9. Per DS 2-02.2.1.19, call out center line of Renaissance and dimension right of way.

10. Per DS 2-02.2.1.20, please ensure any easements are listed with recordation data.

11. Per DS 2-02.2.1.28, please call out zoning of adjacent parcels as I-1

1. Provide the length for the existing sight visibility triangles (SVT) for the entrance/exit drive to Renaissance Drive. DS 2-02.2.1.A.10.

2. Indicate if the sidewalk located within the ROW is existing or proposed and provide the width. DS 2-02.2.1.A.12.

3. There is a conflict with the maneuverability for the commercial vehicle to the loading zone if the parking spaces adjacent to the loading zone are utilized. Clearly indicate the space adjacent to the loading space located within the parking spaces is designated for maneuverability for the commercial vehicle utilizing that space. Please refer to redlined plan. DS 2-02.2.1.A.14.

4. Provide cut and fill quantities in cubic yards on the plan. DS 2-02.2.1.A.17.

5. Clarify in the response letter what will occur with the existing stock pile prior to the start of construction. DS 2-02.2.1.A.17.

6. Provide on sheet x1.1 the existing ROW, curb and sidewalk location for Renaissance Drive dimensioned from street centerline. DS 2-02.2.1.A.21.

7. Provide the docket and page for all easements affecting the property. DS 2-02.2.1.A.20.
