SUMMARY: Engineering Section has reviewed the Site plan, Grading Site Plan and Floodplain Use Permit application received on September 20, 2003. A grading permit will be required for this development. Please complete and submit a grading permit application with resubmittal of the above-referenced activity number permit applications. Please ensure 2 copies of the drainage report are included in the resubmittal. Approval is not recommended at this time - resubmittal is required. The following comments must be addressed:

SITE PLAN COMMENTS (Sheet AO.1DS):

1. Dimension and label the existing and future (Major Streets and Routes - MS&R Plan), rights-of-way to include intersection widening dimensioning for Granada Avenue at Saint Mary's Road (DS 2-02.2.1.19);
2. Dimension from street monument lines to existing and proposed curbs, sidewalks, driveways and utility lines (DS 2-02.2.21);

GRADING SITE PLAN (Sheet AO.2DS):

See summary regarding requirement for completion of a grading permit application. The following comments are preliminary in nature - further comments may be necessary upon grading permit application review.

1. Provide general excavation and grading notes - excavation and grading requirements may be accessed at: http://www.ci.tucson.az.us/dsd/2000_IBC_Amendments.pdf
2. Depict limits of grading. Proposed grading must meet setback requirements listed in Section 14 of the 2000 International Building Code - local amendment (see above website address), and may not go beyond property lines without providing written permission from the affected property owner;
3. Provide bases of bearing and elevation;
4. Depict and label existing property lines;
5. Provide total area to be disturbed;

Note: The consultant and contractor should ensure interim erosion control measures such as silt fencing and/or hay bales are instituted during construction, for stormwater pollution prevention purposes.
