S06-056, T15S, R15E, SECTION 12 RECEIVED: Final Plat, Assurances and CC & R's on March 12, 2014 The subject project has been reviewed. We offer the following comments. Prepare a detailed response that explains the revisions that were made and references the exact location on the Final Plat and Assurances where the revisions were made: Final Plat: 1. The Development Package (DP13-0239) has not been approved yet. 2. Provide the complete new S14- _______ number (A.M. 2-07.5.1.H). 3. All lots that are adjacent to common areas should have 1' no vehicular access easements along the sides that abut the common area (A.M. 2-07.5.4.H). 4. Is the State Lease #3457 proposed to be abandonment? If yes, the abandonment has to be processed before the Final Plat can be approved. 5. Show the detention/retention areas (within the common areas) in a surveyable and readily retraceable manner (A.M. 2-07.5.4.I). 6. The distance and bearings between all monuments used shall be labeled whether they are measured or calculated (A.M. 2-07.5.5.C.5). 7. It appears that the lot lines and lot areas for some lots have changed from the submitted Tentative Plat. Clarify the reason and revise if necessary (A.M. 2-07.5.5.). 8. The size of Common Areas "A" and "B" appear to be different from the areas shown on the Tentative Plat. Clarify the change and revise if necessary (A.M. 2-07.5.5.). 9. The eastern parcel line appears to be different form the line shown on the Tentative Plat. Clarify and revise as necessary (A.M. 2-07.5.5.). 10. Clarify the location of the Communication Easement described in the Title Report under Docket 13089 and Page 180. 11. In order to expedite the plat review and approval, provide the boundary survey and closure calculations report in accordance with D.S. 2-03.6.5.C.3. 12. Submit a copy of the Assurances package. CC & R's The CC & R's are acceptable for Engineering and Floodplain purposes. Assurances: 1. Complete the S14_____ number wherever applicable within the Assurances documents. 2. Replace the reference to Development Standard No. 1-04. with Administrative Manual Section 2-09.0.0. 3. Include the "Trust Agreement" in the Assurances Package. 4.
