However, should there be any changes requested by other CDRC members, the Zoning Review Section approval is void, and we request copies of the revised tentative plat to verify that those changes do not affect any zoning requirements. 2. The lots to be removed do not appear to impact the density of the project because they do not appear to have been included in the lot count. 3. The common area acreage must be updated to include the new common areas. 4. With the elimination of the future lots and the roadway that serves them, perhaps the locations of the detention basins can be revised to eliminate or shorten the proposed inlet channels. Tentative Plat/Development Plan: 1. With the proposed street elimination, the remaining street stubs need acceptable turn arounds (i.e. cul de sac, hammer head, etc.) to accommodate fire trucks and garbage trucks. Revise the plans accordingly or demonstrate that turn arounds are not needed. 2. Revise the Tentative Plat according to the Drainage Report revisions. Landscape Plan: The Landscape Plan is acceptable pertaining to Engineering and Floodplain Review. Prepare a detailed response that explains the revisions that were made and references the exact location in the drainage report and on the Tentative Plat where the revisions were made.
