This plan has been reviewed for compliance with the Unified Development Code (UDC) Administrative Manual (AM) Section 2-06. Also, compliance with applicable development criteria for the proposed use as listed in the City of Tucson Uniform Development Code (UDC) and the UDC Technical Standards Manual (TSM). Section 3.3.3.G.5.c UDC, an applicant has one year from the date of application to obtain approval of a site plan that complies with zoning and other development requirements in effect at the time of application, unless an ordinance adopted by Mayor and Council during this period states otherwise. A site plan application that has been in review for a period of one year and has not yet been approved is considered denied. To continue the review of a site plan for the property, a new site plan must be submitted that complies with regulations in effect at the time of re-submittal. The new submittal initiates a new one-year review period. One-year Expiration date is April 14, 2023. CONTENT REQUIREMENTS 1. This comment was not fully addressed. The case number was not provided on sheets 9 – 24. COMMENT: 2-06.4.3 – Provide the development package case number, DP22-0091, adjacent to the title block on all sheets. 2-06.4.9 - Information on Proposed Development The following information on the proposed project shall be shown on the drawing or added as notes. 2. A hold has been put on T22CM03719, 3720, 3721, 3722, 3723, 3724 & 3725 until lot combination documentation has been provided. COMMENT: 2-06.4.9.A – As this site is made up of five (5) parcels: 116-19-027A, 116-19-028A, 116-19-033A, 116-19-175B & 116-19-378B, a lot combination is required. Provide a copy of the approved Pima County Combo Request form with the next submittal. 3. This comment was not addressed correctly. The angle called out on the detail is 32 degrees but you comment response states that the angled parking is to be 30 degrees. COMMENT: 2-06.4.9.H.5.a – Provide a detail for the angled vehicle parking that demonstrate all dimensions shown on Figure 7.4.6-A. 4. COMMENT: 2-06.4.9.H.5.a – The accessible vehicle parking space north of Bldg 8 does not have an access aisle. 5. This comment was not fully addressed. As you are proposing a TSMR to substitute striping for the sidewalk along the east side of Office & Fitness Center TSMR will need to be approved prior to approval of this DP. If approved provide the TSMR case number adjacent to the title block on all sheets and provide a general note stating the case number, date of approval, what was modified, and if applicable any conditions of approval. COMMENT: 2-06.4.9.R – Per TSM Section 7-01.4.1.B A sidewalk is required adjacent and parallel to any access lane or PAAL on the side where buildings are located, Provide a sidewalk at the following areas: a. Along the east side of Office & Fitness Center. 6. COMMENT: 2-06.4.9.R – Clearly demonstrate that the minimum sidewalk width, 4’-0” is maintained for the sidewalk located between the access ramp and the northwest corner of Bldg 6. 7. This comment was not addressed. COMMENT: 2-06.4.9.U – It does not appear that the plan matches the Rezoning PDP dated 7-22-21 Provide written documentation form John Beall that this plan matches. 8. This comment was not addressed. Rezoning condition 13 you state “Family barbeque and picnic areas have been noted, Zoning acknowledges that Keynote 8 calls out an area but not detail as to what is proposed. Rezoning condition 16 you state “The gate at the southeast corner of the site providing access to Franklin Street will be a keyed gated ingress/egress for emergency vehicles” but there is nothing on the plan show this requirement. Rezoning condition 18 you state “There is currently open access to the El Paso & Southwestern Greenway. A defined walkway has also been added at the northeast corner of building 5”, but no walkway providing a secure connection to the greenway is shown on the plan. COMMENT: 2-06.4.9.U – Clearly demonstrate that the requirements of Rezoning conditions 13, 16, 18 & 20 are met. A Design Professional review has been added to the Development Package review to ensure that all Rezoning conditions have been addressed correctly.
