This plan has been reviewed for compliance with the Unified Development Code (UDC) Administrative Manual (AM) Section 2-06. Also, compliance with applicable development criteria for the proposed use as listed in the City of Tucson Uniform Development Code (UDC) and the UDC Technical Standards Manual (TSM). Section 3.3.3.G.5.c UDC, an applicant has one year from the date of application to obtain approval of a site plan that complies with zoning and other development requirements in effect at the time of application, unless an ordinance adopted by Mayor and Council during this period states otherwise. A site plan application that has been in review for a period of one year and has not yet been approved is considered denied. To continue the review of a site plan for the property, a new site plan must be submitted that complies with regulations in effect at the time of re-submittal. The new submittal initiates a new one-year review period. One-year Expiration date is February 20, 2023 2-06.2.0 APPLICATION SUBMITTAL REQUIREMENTS 2-06.3.0 FORMAT REQUIREMENTS 1. COMMENT: 2-06.3.12 – The sheet index on the cover sheet for the DP shall include the submitted landscape sheets. CONTENT REQUIREMENTS 2. COMMENT: 2-06.4.2.D – The total number of pages shall include all landscape pages and the landscape sheets shall have the page number and the total number of pages 3. COMMENT: 2-06.4.3 – Provide the development package case number, DP22-0032, and the PAD case number, C9-19-13, adjacent to the title block on all sheets, this includes the landscape pages. 4. COMMENT: 2-06.4.6 – As this project is located within the boundaries of a Planned Area Development (PAD) zone, include a reduced-scale map of the PAD on the first sheet, indicating the location of the portion being developed. 2-06.4.7 - General Notes The following general notes are required. Additional notes specific to each plan are required where applicable. 2-06.4.7.A - Zoning and Land Use Notes 5. COMMENT: 2-06.4.7.A.1 – Revise Zoning and Land Use Note 1 to show PAD-38. 6. COMMENT: 2-06.4.7.A.4 – Zoning and Land Use Note 4 calls the use “SINGLE FAMILY ATTACHED” but Flexible Lot Development Data not 2 you call out “SINGLE FAMILY DETACHED”, clarify which is correct. 7. COMMENT: 2-06.4.7.A.6.a – Revise General Note 17 to read that this site is subject to “UDC ARTICLE 5.5 GATEWAY CORRIFOR ZONE (GCR)” 2-06.4.9 - Information on Proposed Development The following information on the proposed project shall be shown on the drawing or added as notes. 8. COMMENT: 2-06.4.9.A – Provide the subdivision perimeter distance and bearings on the plan. 9. COMMENT: 2-06.4.9.F - All existing zoning classifications on and adjacent to the project (including across any adjacent right-of-way) shall be indicated on the drawing with zoning boundaries clearly defined. 10. COMMENT: 2-06.4.9.H.5.a – Under Flexible Lot Development Data note 4 you show visitor parking provided XX, clarify what this means. 11. COMMENT: 2-06.4.9.O – Detail 13 sheet 25 does not appear to match the setbacks listed under Flexible Lot Development Data note 1 on sheet 1. 12. COMMENT: 2-06.4.9.U – Clarify what the “LA ESCALERA RESIDENTAL (RX-1) REZONING CONDITIONS”, listed on sheet 2, are for. As the PAD has been approved all previous rezoning are no longer applicable. 13. COMMENT: 2-06.4.9.U – Clarify what General Note 18, listed on sheet 1, is for. As the PAD has been approved all previous rezoning are no longer applicable. 14. 15. COMMENT: 2-06.4.9.V - For gang mailboxes indicate location to assure there are no conflicts with other requirements, such as pedestrian accessibility, utilities, and landscaping. 16. 17. COMMENT: 2-06.4.9.W – If applicable show the locations and types of proposed signs (wall, free-standing, pedestal) to assure there are no conflicts with other requirements and that minimal locational requirements can be met. Provide a general note stating “ALL SIGNS REQUIRE SEPARTE PERMITS”. 2-06.5.0 FLEXIBLE LOT DEVELOPMENT (FLD - ADDITIONAL REQUIREMENTS) 2-06.5.3 Additional Information The following are required in addition to the requirements of the tentative plat or site plan, whichever is applicable: 18. COMMENT: 2-06.5.3.C – Delineate the boundaries of the proposed functional open space on the tentative plat or site plan, whichever is applicable. Provide, by note on the plat, the required and proposed functional open space calculations; 19. COMMENT: 2-06.5.3.D – Provide dimensioned building elevations of all proposed units. The elevations can be preliminary drawings. 20. COMMENT: 2-06.5.3.E – Provide an architectural variation plan is in accordance with UDC Article 8.7.3.M.1. 21. Check the notes on sheet 1 and all other sheets. Some seem to apply to other projects. 3. One note indicates single family attached and another indicates single family detached. Check for consistency throughout the plans. 4. Check the spelling in the notes: for example, buffering instead of suffering. 5. There are several places in the plans where data is represented by xx. Fill in the data. 6. Sidewalk along East Valencia Road must be 6 feet wide. Make sure this is shown on all plan sets. 7. Provide the contact details for all professional contributors including the geotechnical engineer on the cover sheet of the DP. 8. Public paving and sewer plans are reviewed and approved by separate processes. Please remove these pages from this plan set since approval of these plans does not provide approval for paving and sewer. 9. Clearly show existing conditions around the project site, extending at least 50 feet beyond the project boundaries. 10. Show how the drainage in the area of the greenway area will impact the multi-use path. 11. Provide existing grades at representative locations throughout the site. At a minimum, make sure the existing contours are continuous and clearly labeled. 12. Clearly show the existing box culverts under Valencia Road. Include clear description of the culverts. 13. Show drainage patterns on the grading plans. Indicated direction and volume of discharges. 14. Clearly label spot grades at the top of each basin and for the basin bottoms at representative locations. 15. The landscape plan shows pedestrian trails throughout the proposed site. Show these on the grading plans and provide construction specifications for the trails. 16. Explain how the trails are compatible with the drainage structures and drainage design. 17. Explain the status of Escalera Boulevard. Provide references to recordation and approved right-of-way plans. 18. The bottom of the drawing on sheet 21 is truncated on the submitted PDF. Ensure all parts of the project are shown on plans. 19. Make sure the site, grading and landscape plans are consistent with each other. 20. The ponding depth for WH2 is shown as 1.1 feet.
