This plan has been reviewed for compliance with the Unified Development Code (UDC) Administrative Manual (AM) Section 2-06. Also, compliance with applicable development criteria for the proposed use as listed in the City of Tucson Uniform Development Code (UDC) and the UDC Technical Standards Manual (TSM). Section 3.3.3.G.5.c UDC, an applicant has one year from the date of application to obtain approval of a site plan that complies with zoning and other development requirements in effect at the time of application, unless an ordinance adopted by Mayor and Council during this period states otherwise. A site plan application that has been in review for a period of one year and has not yet been approved is considered denied. To continue the review of a site plan for the property, a new site plan must be submitted that complies with regulations in effect at the time of re-submittal. The new submittal initiates a new one-year review period. One-year Expiration date is May 06, 2021. CONTENT REQUIREMENTS 1. COMMENT: 2-06.4.3 – Provide the development package case number, DP21-0 , adjacent to the title block on all sheets. 2-06.4.7 - General Notes The following general notes are required. Additional notes specific to each plan are required where applicable. 2-06.4.7.A - Zoning and Land Use Notes 2. COMMENT: 2-06.4.7.A.6.a – Complete General Note 19 once the Special Exception has been approved, addition comments may be forth coming. 3. COMMENT: 2-06.4.7.A.6.a – General Note 18 remove the reference to “AIRPORT ENVIRONS ZONE (AEZ) as it is not applicable to this site. 2-06.4.7.A.8 - For development package documents provide: 4. COMMENT: 2-06.4.7.A.8.b – General Note 13 the “MAXIMUM =15%” is not correct. Per UDC TABLE 6.3-1.B: EXCEPTIONS TO THE RH, SR, SH, RX-1, & RX-2 DIMENSIONAL STANDARDS, SR Zone the maximum lot coverage is 50%. 2-06.4.9 - Information on Proposed Development The following information on the proposed project shall be shown on the drawing or added as notes. 5. COMMENT: 2-06.4.9.E - It appears that a land split is proposed. This split will need to be completed prior to approval of the DP. 6. COMMENT: 2-06.4.9.H.5.a – Provide a vehicle parking space calculation on the plan that includes the number of spaces required (include the ratio used) and the number provided, including the number of spaces required and provided for the physically disabled. The drawing should indicate parking space locations for the physically disabled. Per UDC TABLE 7.4.4-1: MINIMUM NUMBER OF MOTOR VEHICLE SPACES REQUIRED, UTILITIES USE GROUP, 1 space per 500 sq. ft. GFA, with a minimum of 2 spaces per facility. Show the required spaces on the plan. These spaces are not required to be paved but some type of dust control is required. 7. COMMENT: 2-06.4.9.O – The street perimeter yard setbacks are not correct. Per the definition of Established Area Setback and this site borders on two streets designated on the COT MS&R map the street perimeter yard setbacks are based on developing area setbacks, UDC Article 6.4.5.C.2 & TABLE 6.4.5.C-I and should be listed as 21’ or the Height, greater of the two, measured from the back of future curb.
