This plan has been reviewed for compliance with the Unified Development Code (UDC) Administrative Manual (AM) Section 2-06. Also, compliance with applicable development criteria for the proposed use as listed in the City of Tucson Uniform Development Code (UDC) and the UDC Technical Standards Manual (TSM). Section 3.3.3.G.5.c UDC, an applicant has one year from the date of application to obtain approval of a site plan that complies with zoning and other development requirements in effect at the time of application, unless an ordinance adopted by Mayor and Council during this period states otherwise. A site plan application that has been in review for a period of one year and has not yet been approved is considered denied. To continue the review of a site plan for the property, a new site plan must be submitted that complies with regulations in effect at the time of re-submittal. The new submittal initiates a new one-year review period. One-year Expiration date is April 23, 2021. 2-06.4.9 - Information on Proposed Development 1. This comment was not addressed. The required barriers cannot be eliminated without processing a Board of Adjustment for variance. COMMENT: 2-06.4.9.H.5 – The fire lane called out under keynote 9 sheets 9 & 10 requires some type of barrier to prevent vehicles from accessing unimproved areas of the site, see UDC Article 7.4.6.H.1. 2. The required barriers cannot be eliminated without processing a Board of Adjustment for variance. Provide a clear discussion and justification for using only the fastest infiltration rate for the basin design. The geotechnical engineer recommends using the slower value for basin design. See page 55 of the drainage report. 3. The discharge along the northerly boundary of the project site is greater than 100 cfs and is subject to the floodplain ordinance and riparian protection standards. Add a note indicating a floodplain use permit is required for disturbance in the floodplain area. 4. Demonstrate compliance with the riparian protection standard: TS 4-02. 5. Demonstrate compliance with UDC 7.6.6.C.2: "Grading, hydrology, and landscape structural plans must be integrated to make maximum use of site storm water runoff for supplemental on-site irrigation purposes. The landscape plan shall indicate use of all runoff, from individual catch basins around single trees to basins accepting flow from an entire vehicular use area or roof area."
