This plan has been reviewed for compliance with the Unified Development Code (UDC) Administrative Manual (AM) Section 2-06. Also, compliance with applicable development criteria for the proposed use as listed in the City of Tucson Uniform Development Code (UDC) and the UDC Technical Standards Manual (TSM). Section 3.3.3.G.5.c UDC, an applicant has one year from the date of application to obtain approval of a site plan that complies with zoning and other development requirements in effect at the time of application, unless an ordinance adopted by Mayor and Council during this period states otherwise. A site plan application that has been in review for a period of one year and has not yet been approved is considered denied. To continue the review of a site plan for the property, a new site plan must be submitted that complies with regulations in effect at the time of re-submittal. The new submittal initiates a new one-year review period. One-year Expiration date is February 18, 2022. CONTENT REQUIREMENTS 1. This comment was not addressed. The total number of pages within the title block states “8”. COMMENT: 2-06.4.2.D – The total number of pages listed in the title block is not correct and should be 9. 2-06.4.9 - Information on Proposed Development The following information on the proposed project shall be shown on the drawing or added as notes. 2. Zoning was not able to find street perimeter yard setback dimensions from the proposed building to the back of future curb as required. COMMENT: 2-06.4.9.O – Once the future curb has be clearly shown on the plan provide a street perimeter yard setback from the back of curb to the proposed building. Additional comments: 3. COMMENT: 2-06.4.9.H.5 - Clarify of the access lanes are one-way or two-way. If one-way demonstrate one the plans how this will be regulated, i.e. signage, pavement markings, etc., if two-way the width does not meet the requirements of UDC Table 7.4.6-2. 4. COMMENT: 2-06.4.9.H.5 – Clearly demonstrate on the plan that a vehicle can turn around on site and exit on to Benson Hwy without having to back into the ROW it the gates won’t open. 5. This plan has been reviewed for compliance with applicable development criteria in the City of Tucson Unified Development Code (UDC) Administrative Manual (AM) Section 2-11 and Technical Manual (TM) Section for landscape, native plants and water harvesting. 1. UDC 2-10.4.1 Identification and Descriptive Data A. All improvements and site information, such as adjacent rights-of-way and property lines, shown on the landscape plan will be identical in size and location to those shown on the base plan (site plan or tentative plat). Should amendments be required to the base plan through the review process, the same amendments will be made to the landscape plan which will then be resubmitted along with the base plan. Ensure that Zoning and Engineering comments are addressed prior to landscape section approval. 2. Please provide all landscape calculations on the landscape plan, including required trees for the parking areas, Admin. Manual 2-10-4.2.A.2.c and landscape borders, UDC Technical Standards 2-10.4.2.f & g. 3. A Commercial Rainwater Harvesting plan is required UDC Technical Standards Manual – Section 4-01.0.0. and Section 5-01.0.0 Landscaping and Screening. 4. Modify details to show depressed landscape areas. 5. An irrigation plan is required, hand watering is not allowed. UDC 7.6.6 6. Please label the existing and future rights of way for Benson Hwy, UDC 7.6.4.C.2.a. 7. Per Admin. Manual 2-10-4.2.D, provide page/detail reference to civil drawings/details that show bike racks, walkways, and screening/retaining walls on landscape plans. 8. Provide a maintenance schedule for the landscape and irrigation for this project. UDC 2-10-4.2.A.4. 9. Identify the point of drainage off roof areas, amount of flow, and disposition of flow. 10. Ensure that trees in vehicular use areas are planted within and adjacent to parking so that they afford the greatest amount of shade in paved areas, UDC Technical Standards Manual 5-01-.3.2 and UDC 7.6.4.B.1.a. 11. Please add/call out soil moisture gauge/tensiometers and rain shut-off device on irrigation plans and details. UDC 4.2.A. 12. Identify water meter and POC on irrigation plan. 13. Add the following notes to the Native Plant Preservation Plan, UDC 7.7.5.5 On-site monitoring of all aspects of site clearing, grading, plant protection, preservation, salvage, and mitigation must be provided during project construction at the expense of the developer. The monitor must provide periodic progress reports to the developer outlining the status of work accomplished and any problems encountered. A copy of these reports must be submitted to the PDSD for the project file. 14. UDC 7.7.5.6. The monitor is responsible for an assessment of the condition of the site’s plants one year after the final inspection has been performed on the site. Copies of the report must be submitted to the site’s owner/developer and to PDSD.
