Drainage Statement Comments:
1. Per Section 2.1.1 of the City of Tucson Standards Manual for Drainage Design and Floodplain Management, a Drainage Report is required for all development greater than 1 acre in size. Please provide a drainage report following the outline in the manual.
2. Per City of Tucson Floodplain Ordinance Sec 26-10, all commercial development greater than 1 acre in size are required to provide a method of peak and volumetric reduction as outlined in the Stormwater Detention/Retention Manual. Please include the calculations in the Drainage Report.

COMMENTS: Please resubmit revised drawings and any redlined plans along with a detailed response letter, which states how all Zoning Review Section comments were addressed.

This plan has been reviewed for compliance with the Unified Development Code (UDC) Administrative Manual (AM) Section 2-06. Also, compliance with applicable development criteria for the proposed use as listed in the City of Tucson Uniform Development Code (UDC) and the UDC Technical Standards Manual (TSM).

Section 3.3.3.G.5.c UDC, an applicant has one year from the date of application to obtain approval of a site plan that complies with zoning and other development requirements in effect at the time of application, unless an ordinance adopted by Mayor and Council during this period states otherwise. A site plan application that has been in review for a period of one year and has not yet been approved is considered denied. To continue the review of a site plan for the property, a new site plan must be submitted that complies with regulations in effect at the time of re-submittal. The new submittal initiates a new one-year review period. One-year Expiration date is February 18, 2022.

CONTENT REQUIREMENTS

1. COMMENT: 2-06.4.2.D – The total number of pages listed in the title block is not correct and should be 9.

2. COMMENT: 2-06.4.3 – Provide the development package case number, DP21-0044, adjacent to the title block on all sheets.

2-06.4.7 - General Notes

4. COMMENT: 2-06.4.7.A.6.a – As Benson Hwy is listed as an Arterial on the COT MS&R map provide a general note stating “THIS PROJECT IS DESIGNED TO MEET THE OVERLAY ZONE(S) CRITERIA, UDC ARTICLE 5.4 MAJOR STREETS AND ROUTES SETBACK ZONE (MS&R).”

6. COMMENT: 2-06.4.9.E – As it appears that this project is an expansion of the existing personal storage to the southeast and the site is made up of two (2) parcels a lot combination is required. Provide a copy of the approved Pima County Combo Request with the next submittal.

COMMENT: 2-06.4.9.H.5.a – As it appears that this project is an expansion of the existing personal storage to the southeast the vehicle parking space calculation is not correct and should reflect the entire site. Also, if the floor area expansion is 25% or greater demonstrate on the plan that the existing vehicle parking meets the requirements of UDC Articles 7.4.4 & 7.4.6.

8. COMMENT: 2-06.4.9.H.5.d - As it appears that this project is an expansion of the existing personal storage to the southeast the bicycle parking space calculation is not correct and should reflect the entire site. Also, if the floor area expansion is 25% or greater demonstrate on the plan that the existing bicycle parking meets the requirements of UDC Articles 7.4.8 & 7.4.9.

9. COMMENT: 2-06.4.9.J – Clearly show the future right-of-way lines, sidewalk, and curb on the plan along with location dimensions.

10. COMMENT: 2-06.4.9.L - If the proposed project is to be a standalone site and access is proposed across the parcel to the southeast some type of access easement or agreement will need to be recorded.

11. COMMENT: 2-06.4.9.O – Once the future curb has be clearly shown on the plan provide a street perimeter yard setback from the back of curb to the proposed building.
