RE: Revised Development Package, Submittal T19SA00088/
DP19-0059 Chase Bank in Aspire 2
I have reviewed the Main Gate District DP19-0059 Development Package
Revision for Chase Bank in the Aspire 2 Building submitted November 2020 for
the purpose of determining its conformance with the Design Requirements of the
MGD. I have checked the submittal against the MGD Ordinance Requirements.
Submittal Revision 2 Approved development Package
1. DP plan Sheet 4 of 20 DP Plan 1 of 1:
The revision of concern – is the circulation Although this was reviewed
through the site of the oudoor teller window in the initial shell design review,
and pedestrian drop-off. This revision Little consideration was taken
affectively deals with said concerns with regard to the shell building
brought forward in the intial review. drop off/pick-up and how the
Double one way lanes, one for the teller circulation between vehicles and
window, including a 3 car stacking lane pedestrians relate to the driveare
deliniated with a width change from 16' through teller service. Minimal
to 20' to allow access around to the pick-up information of flow patterns and
area. Also, the pickup area is 20' long and as how potential safety conflicts
the lanes narrow to a one lane exit it has been could be eliminated where given.
expanded to 12' wide from 10' wide.
2. Parking calculations changed from retail Intially approved 2 spaces.
to a bank providing 6 spaces over the intially
approved 2 spaces
Overall, the Revison 2 changes show an improvement over the originally appoved Development
Package and therefore, I recommend approval as submitted.
