DEVELOPMENT PLAN COMMENTS: Please resubmit revised drawings along a response letter, which states how all Zoning Review Section comments regarding the Land Use Code and Development Standards were addressed.

1. Section 5.3.8.2, LUC, permits a maximum of one year from the date of application to obtain approval of a development plan. If, at the end of that time, the development plan has not been approved, it must be revised to be in compliance with all regulations in effect at that time, and must be resubmitted for a full CDRC review. The one-year expiration date for this development plan is January 26, 2010.

2. D.S. 2-01.3.4 Zoning acknowledges that the Pima County/ City of Tucson boundary has been corrected. The revised location map does not meet the requirements of D.S. 2-01.3.4.C, provide the section corners on the location map.

3. D.S. 2-01.3.7.A.6.a Zoning acknowledges that an error was made on this comment the Case number for the Board of Adjustment should have been listed as C-10-00-73, provide the information as requested for case number C-10-00-73. As a general note provide the case number, date of approval, what was approved, and the conditions of approval for the Board of Adjustment (BOA) for Variance #C9-00-23.

4. D.S. 2-01.3.7.A.9.c Zoning is unable to find the building area expansion calculation on the plan. Provide a building area expansion calculation on the plan.

5. D.S. 2-01.3.8.B Zoning acknowledges that the easements have been shown on the plan. Provide the recordation information of all easements on the plan.

6. D.S. 2-01.3.8.C Zoning acknowledges the ROW width dimension provided on the plan, show and provide dimensions for the future curbs and sidewalks on the plan.

7. D.S. 2-01.3.9.F The zoning shown adjacent to the northeast property is not correct, this should be listed as RX-1.

8. D.S. 2-01.3.9.F Show the zoning for the parcel shown as "U OF AZ INDUSTRIAL PARK", this should be listed as County Zoning CI-2.

9. Zoning acknowledges that a Board of Adjustment has been applied for. If approved provide the Board of Adjustment case number, date of approval and conditions of approval on the plan. The development package cannot be approved until the Board of Adjustment has been approved. D.S. 2-01.3.9.G.5.a The vehicle parking space calculation is not correct. Zoning acknowledges that a Board of Adjustment for Variance, #C9-00-23, was approved for the existing development, D00-0059. This variance does not apply to the proposed expansion therefore per LUC Section 3.3.4, INDUSTRIAL USE GROUP, Perishable Goods Manufacturing, parking must be provided at a ratio of one (1) space per five hundred (500) sq. ft. GFA of the expansion. 91,650/500 = 183 vehicle parking spaces required for the proposed expansion. Revise the calculation and show the require vehicle parking along with access to, on the plan. Provide the accessible vehicle parking for the new required vehicle parking as required be the International Building Code. Provide the required parking space details for both a standard and accessible vehicle parking space.

10. See comment 9 above. D.S. 2-01.3.9.G.5.d For any new vehicle parking spaces bicycle parking must be provided at a ratio of 8%, 90% Class 1, 10% Class 2. Show the location on the plan and provide a bicycle parking calculation, required and provided, on the plan along with details for both Class 1 & Class 2 the meet the requirements of D.S. 2-09.0

11. This comment was not addressed. If there are existing or proposed freestanding signs show them on the site plan. D.S. 2-05.3.9.V If applicable provide the location, type, size and height of existing and proposed freestanding signage and billboards on the plan.

12. If applicable ensure all changes are made to the grading and landscape plans.

The above referenced development plan has been CONDITIONALLY APPROVED by the Community Design Review Committee. Once the necessary corrections are made per the on-line comments, please submit the following documents for sign-off.

1 Rolled blueline COMPLETE SET of the Development Plan, Landscape Plan, and the Native Plant Preservation Plan (if part of the original submittal). Please include applicable sheets from any other concurrent reviews.
AND
1 Rolled blueline set of the Development Plan.
AND
1 CD that contains all of the drainage/hydrology and other reports submitted for the review and approval of this plan.

The extra rolled blueline set that you submit will be delivered to Pima County for permanent recording. Additional blackline copies will be made from the complete set and distributed to various review agencies for their files. These copies will be ordered from the City's contracted print company and billed to you unless you already have an account at another printing company. Please let us know which printing company you would prefer to use and list them on your attached transmittal form when submitting your mylars to the CDRC office for sign-off approval. Your printing company will deliver the rolled bluelines to your office. If you are out of town you will need to contact the printing company for pick up or mailing arrangement options.

PLEASE HAVE THE CITY OF TUCSON APPROVAL STAMP PLACED ON EACH SHEET OF THE SUBMITTAL SET, PREFERABLY IN THE LOWER RIGHT HAND CORNER NEAR THE TITLE BLOCK.
