This plan has been reviewed for compliance with applicable development criteria in the City of Tucson Unified Development Code (UDC) Administrative Manual (AM) Section 2-11 and Technical Manual (TM) Section for landscape, native plants, and water harvesting.

Please resubmit revised drawings along with a detailed response letter, which states how all of the Site Landscape and NPPO Section review comments have been addressed.

SITE LANDSCAPE/NPPO SECTION COMMENTS:

1. Apologies for the miscommunication in my original comments. During a Teams meeting a couple of months ago, I stated that WHIA (I) should go away if the wall is going to be placed down the middle of the WHIA (basin). The removal of this WHIA would not significantly decrease the required 50%. The wall is now a fence. As the designer, do you feel that the post footings for the fence will withstand ponding water? Or should that be a planting area with a fence and no WHIA?

2. In that meeting it was also stated to adjust the WHIA area totals to represent an approximate 2 foot offset of positive drainage away from the face of the wall toward the basin. My previous comments did state to remove WHIA’s A and B from the calculations and was an oversight on my part. See below comment for additional information.

3. The water harvest infiltration area WHIA (A & B) shown along the west property line masonry wall has not been adjusted to include a bench of approximately 2 feet with positive drainage away from the masonry wall into the basin. Adjust the linework on sheet 4 (grading plan) and sheet 13 (commercial rainwater harvesting plan) and any other plan in the set that indicates that the west basin slope starts at the face of the wall. Possibly include a cross-section that shows the relationship of the wall and the basin. This adjustment will result in a slight reduction in WHIA’s (A and B) square footage on the water use table.

4. WHIA (H) appeared to have some positive drainage away from the wall while inspecting it on site. Update the plan set to reflect the above comment of “2 feet of positive drainage away from the wall toward the basin”.
