This plan has been reviewed for compliance with applicable development criteria in the City of Tucson Unified Development Code (UDC) Administrative Manual (AM) Section 2-11 and Technical Manual (TM) Section for landscape, native plants, and water harvesting.

Please resubmit revised drawings along with a detailed response letter, which states how all of the Site Landscape/NPPO Section review comments have been addressed.

SITE LANDSCAPE/NPPO SECTION COMMENTS:

1. Add a bold general note to the rainwater harvesting plan that refers to the civil grading plan for all drainage and basin construction including slopes, spot elevations, contouring, curb cuts, downspouts, splash pads, scuppers, etc.

2. Prior to Site Landscape Development Package approval, all Site Engineering comments must be addressed with regard to the information needed for proper grading, drainage, site layout and constructability.

3. South of the parking area the planting area is only 2.5 feet in width. UDC requires a minimum of 4 feet in width. Adjust this area to be a minimum of 4 feet in width for tree and shrub viability.

4. The west parking area planter island is very narrow as well (2.5 feet). Adjust this area to be 4 feet in width. This will require an adjustment of the parking stalls towards the eastern planting area.

5. Include the correspondence emails or letters that have granted the approval of the 6’ setback on the south property line.

6. Add a general note: Any discrepancies in plant material between the plan and the planting legend, that the quantities drawn on the plan shall take precedence. Or wording to this effect.

7. Separate valves and irrigation lines are required for trees and shrubs. Graphically show the separate irrigation lines and valves on the irrigation plan.
