This plan has been reviewed for compliance with applicable development criteria in the City of Tucson Unified Development Code (UDC) Administrative Manual (AM) Section 2-11 and Technical Manual (TM) Section for landscape, native plants, and water harvesting.

Please resubmit revised drawings along with a detailed response letter, which states how all of the Site Landscape and NPPO Section review comments have been addressed.

SITE LANDSCAPE/NPPO SECTION COMMENTS:

1. 50 percent of the landscape border trees can count toward the parking lot canopy tree requirement per UDC 7.6.4.B.1.a.(2). With that being said, the calculation puts you at 61.5 (62) including the 7 trees shown in the street landscape border. Add five additional trees near parking stalls. The canopy trees located to the west of the entry drive are 44 feet from the nearest parking stall and do not count toward this requirement, as they need to be 40 feet or less from the center of the tree trunk. The site appears to have enough space to accommodate the 5 additional canopy trees to meet the code.

2. Please provide the NPPO monitor contact information on the NPPO plan sheet. Monitoring reports will be required for all NPPO activities throughout construction.
