This plan has been reviewed for compliance with applicable development criteria in the City of Tucson Unified Development Code (UDC) Administrative Manual (AM) Section 2-11 and Technical Manual (TM) Section for landscape, native plants, and water harvesting.

Please resubmit revised drawings along with a detailed response letter, which states how all of the Site Landscape and NPPO Section review comments have been addressed.

SITE LANDSCAPE/NPPO SECTION COMMENTS:

1. A quick check of Subwatershed area number 1 using the city water budget table has the percentage at a much higher number than is shown on sheet WH02. Your method does indicate an approvable percentage. I used your plant canopy number and ran my own area calculations for subwatershed and WHIA’s in area number 1. The percentage is 169 using the city water budget spreadsheet. This is a pretty large spread, and this is also just an observation. I left redline numbers on WH01 for your review.

2. Add downspouts and curb cut locations to the note on sheet WH01 that refers to the grading plan sheet.

3. If more of the planting areas cannot be depressed and counted towards your Commercial Rainwater Harvesting calculations, then can all of the planting areas be depressed 4 to 6 inches to catch rainfall only? The depression of all landscape planting areas is something that we would like to see on all sites.

4. Make sure all plant material is within the property limits along the roadway, otherwise DTM will need to review and approve the plans.

5. Provide the development package case number, TD-DEV-0725-00181, adjacent to the title block on all site landscape sheets, per Administrative Manual 2-06.4.3

This plan has been reviewed for compliance with the Unified Development Code (UDC) Administrative Manual (AM) Section 2-06. Also, compliance with applicable development criteria for the proposed use as listed in the City of Tucson Uniform Development Code (UDC) and the UDC Technical Standards Manual (TSM).

Per UDC Article 3.3.3.G.5.c, an applicant has one year from the date of application to obtain approval of a site plan that complies with zoning and other development requirements in effect at the time of application, unless an ordinance adopted by Mayor and Council during this period states otherwise. A site plan application that has been in review for a period of one year and has not yet been approved is considered denied. To continue the review of a site plan for the property, a new site plan must be submitted that complies with regulations in effect at the time of re-submittal. The new submittal initiates a new one-year review period. One-year Expiration date is July 16, 2026.

-06.2.0 APPLICATION SUBMITTAL REQUIREMENTS

2-06.4.9 - Information on Proposed Development
The following information on the proposed project shall be shown on the drawing or added as notes.

4. COMMENT: 2-06.4.9.E - It appears that a land split is proposed. This split will need to be approved prior to approval of the DP.

5. COMMENT: 2-06.4.9.H.5.a – Clearly demonstrate that the requirements of UDC Article 7.4.6.D.2.b are met for the vehicle parking space south of the cart corral called out on sheet 4, Keynote 39.

6. COMMENT: 2-06.4.9.H.5.a – The EV parking calculation is not correct. Per UDC Article 7.4.11.B.1 The required EVSE parking spaces shall be based upon the total number of parking spaces provided following any approved parking reductions or modifications.

7. COMMENT: 2-06.4.9.H.5.a – The typical parking space detail shows a 3’-0” dimension to what appears to be a wheel stop. The 3’-0” dimension does not meet the requirements of UDC Article 7.4.6.H.3.

8. COMMENT: 2-06.4.9.H.5.c – The loading space calculation shall include the type of space required and provided.

9. COMMENT: 2-06.4.9.H.5.d - The short-term bicycle parking space calculation for the food service use is not correct. Review UDC Table 7.4.8-1 and provide a correct calculation.

10. COMMENT: 2-06.4.9.H.5.d - The short-term bicycle detail shall clearly demonstrate that the requirements of UDC Article 7.4.9.B.2.g are met.

11. COMMENT: 2-06.4.9.L – As cross access with the development to the east is proposed some type of recorded agreement or easement is required. Provide a copy of the recorded document with the next submittal.

Tucson Electric Power Company (TEP) has reviewed and approved the development
plan submitted 8/19/2025. There are existing facilities within the development which are
depicted upon the plan. TEP pullbox OVP-10 and high voltage lines appear to be
located in the existing drive, not were indicated on plans, please verify.
Enclosed is a copy of a TEP facilities map showing the approximate location of the
existing facilities. Any relocation costs will be billable to the customer.
To apply for electric service, please call the New Construction department at (520) 918-
8300. Please submit a final set of plans including approved site, electric load, paving
off-site improvements and irrigation plans. If available, include a PDF version of the
plans.
If easements are required, they will be secured by separate instrument. Should you
