TRANSMITTAL DATE: ‎April 21, 2025

COMMENTS: Resubmit revised drawings along with a detailed response letter, which states how all Zoning Review Section comments were addressed.

This site is located in the R-1 zone (UDC 4.7.8). Educational Use: Elementary & Secondary is a permitted use in this zone (Table 4.8-2). See Use-Specific Standards 4.9.3.D.1-7.

1. Zoning has reviewed the building plans for compliance with development package (DP) TD-DEV-0223-00144 and the following comments need to be addressed. Until the DP is approved by all review agencies Zoning cannot approve this permit.

2. Per UDC Article Per UDC Table 6.3-2.A the maximum building height allowed in the R-1 one is 25’. Per UDC Article 6.4.4.A Measurement of Building Height, building height is the vertical distance measured from the design grade elevation to the highest point of a flat roof; to the deck line of a mansard roof; or to the middle (between the eave and ridge) of the highest gable of a pitched or hipped roof, except as follows: (See Figure 6.4.4-A, Measurement of Building Height.) As height dimension from design grade were not provide Zoning cannot determine if the building is within the allowed 25’ max. height but based on the dimensions provided on the building elevations the proposed building exceeds the allowed height. A Board of Adjustment for Variance will need to be submitted and approved to exceed the allowed height.
