GENERAL - DEFERRED SUBMITTAL REQUIREMENTS: The engineer of record has indicated that design of the prefabricated wood trusses and steel solar parking covers (carports) will be submitted as a Deferred Submittal. Please note that IBC Section 107.3.4.1 requires deferred submittals to be approved by the building official. The IBC further requires the following procedure be followed when permitting deferred submittals:

1. All submittals shall first be reviewed by design professional in responsible charge.

2. Design professional shall affix a notation that the deferred items are in general conformance with their design of the building.

3. They shall then be submitted for review by the building official.

4. No structural elements shall be installed until approved by building official.

Please resubmit revised drawings and any redlined plans along with a detailed response letter, which states how all Zoning Review Section comments were addressed.

This site is located in C-2 zone (UDC 4.7.21), Multifamily is a permitted use in the zone.

1. Perimeter yard setbacks are based on a wall height measurement from design grade to the highest point of the exterior wall UDC Article 6.4.5.B & Figure 6.4.5-A. Based on a wall height of 38’-5” shown from design grade to the top of parapet along the north side of the building the required perimeter yard setback to the north property line is 57’-8” proposed setback 53’-6”. A Design Development Option (DDO) must be submitted and approved to reduce the required setback.
