COMMENTS:
1. ENCROACHMENT EASEMENT AGREEMENT
An encroachment agreement is required to be recorded to qualify for the IBC exemption in Section 706.1.1. Please provide a copy of the recorded agreement including, but not limited to any or all of the following:
a. ‎Easements
i. Ingress/egress
ii. Utility
iii. Emergency access

b. Systems and infrastructure access and use
i. Maintenance
ii. Unity (sales, lease, etc.)
iii. Indemnification
iv. Non-Severability

2. SHEET 6 of 7 - KEYNOTES. ITEM #21 - Existing Sign to be relocated. Signs are separate permits processed independently. Please apply for a separate sign permit.

3. CODE ANALYSIS
a. A Certificate of Occupancy shall be issued for this facility. Please provide the Code Analysis necessary to complete the C of O.
b. Include the Occupancy Group(s), Construction Type, Occupant Load calculation, Travel Distance, etc.
c. Include the Minimum Required Plumbing Fixtures per IBC 2902 such as water closets, lavatories, drinking fountain, etc.
d. Include solvents, paints, adhesives, strippers, cleaners (such as turpentine), refrigerants, acetylene gas, etc (International Building Code section 414). Submit a list containing all the hazardous materials, their quantity and maximum allowed for code review and Fire Department review.

4. WORKSHOP
a. Identify/label the shipping container to be used as workshop on the plan (identify all work areas). Will there be one for carpentry, one for painting, one for drywall, one for HVAC, one for Electrical, one for Plumbing, etc.?

5. Please locate/label on the plan the restroom and drinking fountain. Show the location of the hot/cold water lines and sewer line route on the plan and their recorded/required easement (this also apply to the electrical recorded/easement, please show on the plan).
NOTE: Tucson Water was consulted regarding water line routes. Tucson Water will not allow public-owned water lines to cross parcel lines whether underground or above ground. Per Tucson Water, this also applies to fire sprinkler lines. Each parcel will require separate water meter sources.

6. Please prepare a review comment letter and resubmit along with the drawings/documents.
