Sheet g1.0: Please revise the code summary on the construction documents to reflect the editions of codes currently adopted by the City of Tucson, in accordance with IBC Section 107.2.1 For example, update references to align with the adopted codes per the City’s ordinance, including the 2023 National Electrical Code and the 2018 International Energy Conservation Code. 2. Please provide a list of architectural special inspections. For example, EIFS and Liquid applied water resistive barriers. IBC 1705.17 & IBC 1705.17.1 3. Provide documentation demonstrating that all replacement exterior glazing complies with the 2018 International Energy Conservation Code. Per the 2024 International Existing Building Code (Section 101.4.5 and Chapter 7), alterations shall conform to the IECC for the portions being altered. In accordance with IECC Section C503, replacement fenestration shall meet the prescriptive U-factor and SHGC requirements of Section C402. Submit a COMcheck report (identified as an alteration) or equivalent documentation demonstrating compliance. Values shall be based on full assembly performance (including framing). Compliance is limited to the altered fenestration; unaltered portions are not required to be upgraded. 4. Provide structural calculations with the registrant’s seal in place of the Preliminary Not For Construction wording. IBC 107.2.1 5. Sheet S2.0: Please apply Keynote 3 label to locate the infill existing concrete wall round opening. IBC 107.2.1 6. Sheet S2.1: Please provide the structural design, construction drawings and calculations for the Folding Partition Support beams, columns and imposed loads on the existing structure. IBC 107.2.7 Treat as a typical note for other Items in this drawing that are described but are not accounted for in the structural calculations. For example, the Landing Frame Keynote 3 on sheet S2.2 7. Sheet a9.0: Keynote 9 refers to TJI’s and a related detail on sheet A9.1. Please update this note to clarify the location of the details. IBC 107.2.1 8. Sheet a9.1: Please indicate the density (PSI) of the rigid foam panels 9. Sheet a9.2: Please provide referenced details for 10/a9.2 and the construction of the framed wall under the window. Indicate how the EIFS system drains the water to the exterior. It looks like it is trapped behind the concrete topping. IBC 107.2.1 A. Please provide the approval agency reports/ICC ESR numbers for the EIFS system, Liquid applied barrier and the cold applied water proofing. IBC 107.2.1 10. Sheet a.10: Please check the ramp landings at the change of direction as a minimum of 60" x 60” is required inside the guard system. IBC 1012.6.4 Change in direction. 11. Please amend the plans to identify the approved, listed fire-resistance-rated assembly details for all fire-resistance-rated walls. Provide the corresponding assembly details directly on the construction documents as listings typically contain proprietary materials. 2024 IBC Sections 107.2.1 and 703.3. 12. Please amend the plans to show that all through-penetrations and membrane penetrations of fire-resistance-rated assemblies are protected with approved firestopping systems. Provide the corresponding assembly details directly on the construction documents identifying the specific UL-listed (or equivalent) firestopping systems for pipe, conduit, and duct penetrations through rated walls, floors, and ceilings (e.g., putty pads, firestop sealants, collars, or sleeves, as applicable). 2024 IBC Section 714. 13. Please amend the plans to show that all joints and voids in or between horizontal and vertical assemblies are protected with approved firestopping systems. Provide the corresponding assembly details directly on the construction documents identifying the specific UL-listed (or equivalent) firestopping systems for joints and voids. 2024 IBC Section 715. While it appears the building plans match the DP, Site zoning cannot approve this permit until the DP is approved by all review agencies. 2. Comment: As this site is located within the COT Rio Nuevo Area (RNA), RNA design review must also be completed and approved prior to zoning approval of this building permit.
