| 11/21/2024 | Site Zoning | REQUIRES RESUBMIT | ZONING REVIEW TRANSMITTAL FROM: PDSD Zoning Review PROJECT: T22CM05804 – DP22-0214 2713 E Corona Rd – I-1 New Warehouse Building – (1st Revision, 1st Review) TRANSMITTAL: November 21, 2024 This site is located in I-1 Zone (UDC Article 4.7.29). 1. Zoning has reviewed the revision to the building plans for compliance with development package (DP) DP22-0214 and although the plans appear to match until the DP revision has been approved by all review agencies Zoning cannot approve the building plans. 2. The DP sheets provided in the building plan either need to be the stamped approved plans, or marked for reference only. If you elect to mark the DP for reference only do not mark the Utility sheets for reference only as Plumbing needs to review. The following DP comments effect several sheets within this building plan and will need to be addressed 1. COMMENT: 2-06.4.9.H.5.a – The wheel stop location dimension shown on detail 9 sheet G3.0 is not correct. Review UDC Article 7.4.6.H.3 and provide the correct dimension. 2. COMMENT: 2-06.4.9.H.5.d – As you are proposing short-term bicycle parking on site the short-term bicycle parking calculation shall state the number required and provided. 3. COMMENT: 2-06.4.9.H.5.d – Detail 5 sheet G3.1 demonstrate how the requirements of UDC Article 7.4.9.B.1.e 7.4.9.B.2.f & .g. are met. 4. COMMENT: 2-06.4.9.H.5.d – Detail 5 sheet G3.1 shows a dimension form the middle of the rack to edge of sidewalk and states that “EACH BIKE IS REQUIRED TO HAVE 2’ x 6’ (+/-) CLEARANCE AREA”. If the distance from middle of rack is only 2’ to edge of the sidewalk there is no way the required 2’ x 6” requirement is met, UDC Article 7.4.9.F.2.f and figure 7.4.9-C. 5.
