COMMENTS: Please resubmit revised drawings along with a detailed response letter, which states how all Zoning Review Section comments were addressed.



This plan has been reviewed for compliance with the Unified Development Code (UDC) Administrative Manual (AM) Section 2-06. Also, compliance with applicable development criteria for the proposed use as listed in the City of Tucson Uniform Development Code (UDC) and the UDC Technical Standards Manual (TSM).



Section 3.3.3.G.5.c UDC, an applicant has one year from the date of application to obtain approval of a site plan that complies with zoning and other development requirements in effect at the time of application, unless an ordinance adopted by Mayor and Council during this period states otherwise. A site plan application that has been in review for a period of one year and has not yet been approved is considered denied. To continue the review of a site plan for the property, a new site plan must be submitted that complies with regulations in effect at the time of re-submittal. The new submittal initiates a new one-year review period. One-year Expiration date is August 7, 2023.



CONTENT REQUIREMENTS



This comment was not addressed. The section corners were not labeled. Provide the sections labels by number at the intersection of Country Club & Los Reales. COMMENT: 2-06.4.4.C - Section, township, and range; section corners; north arrow; and the scale will be labeled on the location map.



2-06.4.9 - Information on Proposed Development

The following information on the proposed project shall be shown on the drawing or added as notes.



This comment was not addressed. Zoning acknowledges that a Pima County Consolidation Request form signed by the owner was submitted, but the Parcel Information, numbers, need to provided on the form, and the form needs to be submitted to the Pima County Assessor’s Office for approval. Zoning recommends that whoever submits the form to the Assessor’s Office request a letter from the Assessor’s Office stating that the combination is approved. COMMENT: 2-06.4.9.A - As this site is made up of two parcels, 140-42-026A & 140-42-0250, a lot combination is required. Provide a copy of the approved Pima County Assessor’s Combo Request form or a recorded Covenant Regarding Development and Use of Real Property with your next submittal.

The following are ES comments to Corona Commerce Center. New industrial park - DP22-0214:

1. If multiple tenants will operate out of this development at one time then must include a general note clarifying centralized storage and collection. Refer to TSM 8-01.5.1.D.
2. Each enclosure must be positioned to allow for service vehicle access and approach from the front. Recommend positioning enclosures at a 45 degree angle to accomplish the required access and maneuvering.
3. Call out 14ft x 40ft clear approach in front of enclosure. Refer to TSM 8-01.5.3.B
4. Include turning radii for service vehicle ingress, circulation within development, through egress, and at each enclosure. TSM 8-01.5.3.E
5. Clarify if each enclosure is intended to support for one trash and recycle each? If so, must be a minimum width of 20 ft. clear between concrete curb, with no center gate post, for TSMR approval.
