[Second comment: While you cannot use an approved development plan to construct the on-site utilities, the development plan must include the sewer layout, including points of connection to existing sewers, proposed rim and invert elevations, and flow arrows at all manhole locations, length, and percent of grade between manholes, and the size of pipe. Reference: Section 2-06.4.9P, Administrative Manual, City of Tucson Unified Development Code.] [Initial comment: A development plan is not to be used for construction of on-site utilities (e.g. water service to buildings, sewers, site lighting, electrical service to buildings, etc.). The construction of the on-site utilities may be included with the permit for constructing the building or as a separate permit.] 2. The FFE of each lot and the rim elevation of each manhole has been changed from the second submittal. Lots 14, 61, and 132 require backwater valves, lot 25, 48, and 204 may not have backwater valves. Note that Section 714.1, IPC 2018, as amended by the City of Tucson, states , “Where the finish floor elevation is less than 12 inches above the elevation of the next upstream manhole cover in the sewer, a backwater valve shall be installed…”, if, however, the finish floor elevation is 12 inches or more above the elevation of the next upstream manhole cover, no backwater valve shall be installed. This plan has been reviewed for compliance with applicable development criteria in the City of Tucson Unified Development Code (UDC) Administrative Manual (AM) Section 2-11 and Technical Manual (TM) Section for landscape, native plants and water harvesting. The monitoring must be performed by an individual who is qualified in arid lands native plant resource identification and protection as specified in UDC Section 7.7.4.D, Professional Expertise. The monitor must provide periodic progress reports to the developer outlining the status of work accomplished and any problems encountered. A copy of these reports must be submitted to the PDSD for the project file. This plan has been reviewed for compliance with the Unified Development Code (UDC) Administrative Manual (AM) Section 2-06. Also, compliance with applicable development criteria for the proposed use as listed in the City of Tucson Uniform Development Code (UDC) and the UDC Technical Standards Manual (TSM). Section 3.3.3.G.5.c UDC, an applicant has one year from the date of application to obtain approval of a site plan that complies with zoning and other development requirements in effect at the time of application, unless an ordinance adopted by Mayor and Council during this period states otherwise. A site plan application that has been in review for a period of one year and has not yet been approved is considered denied. To continue the review of a site plan for the property, a new site plan must be submitted that complies with regulations in effect at the time of re-submittal. The new submittal initiates a new one-year review period. One-year Expiration date is February 20, 2023 2-06.4.7 - General Notes The following general notes are required.
