The project applicant, Costco Wholesale (Costco), will develop a 22.35-acre vacant site (the site) located at 9748 E. Old Vail Rd, Tucson, AZ 85747 and will require a Lot Consolidation Plat to combine Blocks 4, 5, 6, 7 and 8 of the Final Block Plat for Rita Ranch Commerce Center. The project will include the construction and operation of a new Costco Wholesale retail warehouse (Costco) and fuel facility. Costco is a membership-only retail/wholesale business, selling national brand and private label merchandise for commercial and personal use. The Costco warehouse would consist of an approximately 162,000-square-foot retail warehouse building. The fuel facility would include a prefabricated canopy, multi-product fueling dispensers, underground storage tanks, a prefabricated controller enclosure, and related equipment. The building surroundings would consist mainly of surface parking with landscape areas. The warehouse and fuel facility would be entitled together and constructed in a single phase.
