Description:
The proposed scope of work consists of a complete replacement of the existing commercial built-up roofing (BUR) system and includes the following: • Complete removal of the existing three-ply built-up roofing system down to the structural wood roof deck. • Installation of a new roofing assembly, including polyisocyanurate roof insulation, cover board, and a new three-ply built-up roofing system. • Installation of new cant strips at roof-to-wall, parapet, curb, and other flashing transitions in accordance with the roofing manufacturer's published installation requirements. • Application of primer and elastomeric roof coating over the new roofing system, including coating of the parapet walls where required. • Replacement of roof flashings, including pipe flashings, split boots, roof vents, exhaust caps, rain caps, drip edge, and other associated roofing accessories as required. • Temporary removal and reinstallation of rooftop mechanical equipment, including HVAC condensing units, exhaust fans, ductwork, and associated electrical connections, as necessary to facilitate replacement of the roofing system. • Use of a crane to remove and reinstall rooftop mechanical equipment in phases while maintaining building operations. • Use of a telehandler/forklift to transport roofing materials and equipment to the roof throughout the project. • Replacement of the existing awning roof panels where they are affected by the work. • Disposal of roofing debris and completion of all work necessary to restore the roofing system to a completed condition.
