I ADVISED HIM THAT I DO NOT HAVE THE DOCUMENTAION THAT THIS TRANSACTION HAS BEEN CARRIED OUT, SO HE PROVIDED ME WITH A COPY OF THE PLAN AND WILL WORK ON GETTING ME A COPY OF THE DEED RECORDATION FOR THIS PIECE OF PROPERTY. WE THEN LOOKED AT THE SITE AND THE FOLLOWING IS A LIST OF DEFIENCIES THAT WAS NOTED DURING THIS WALK THROUGH: 1) IN THE AREA BETWEEN THE SUBDIVISION AND BENSON HIGHWAY IT APPEARS THAT SOME OF THE TREES AND PLANTS ARE MISSING FROM THIS SITE. I HAVE ASKED VINCE TO HAVE HIS LANSCAPE CONTRACTOR GO THROUGH THE SITE AND VERIFY THAT ALL OF THE PLANTS ARE PRESENT AND ACCOUNTED FOR, AND THAT ALL OF THE TREES ARE WHERE THEY NEED TO BE AND THAT THEY ARE STAKED ACCORDING TO THE APPROVED PLANS. ALSO THEY WILL NEED TO REMOVE ANY NURSERY STAKES THAT REMAIN ON THIS SITE. IF STAKES ARE REQUIRED BY THE LANDSCAPE ARCHITECT FOR ANY OF THE TREES THEY NEED TO BE INSTALLED PER THE DETAILS IN THE APPROVED PLANS. 2) ALSO IN THE ABOVE AREAS IT HAS BEEN NOTED THAT THERE IS CONSTRUCTION TRASH, DEBRIS, AND CONCRETE SPOILS THAT WILL NEED TO BE REMOVED PRIOR TO THE FINAL APPROVAL. THIS IS ALSO HAPPENING AT VARIOUS LOCATIONS THROUGHOUT THE SITE, ADJACENT PROPERTIES, AND WITHIN THE DRAINAGE CHANNEL THAT RUNS THROUGH THE SITE. ALL OF THE MATERIAL NEEDS TO BE REMOVED AND DISPOSED OF PROPERLY FROM THE SITE PRIOR TO OUR FINAL ACCEPTANCE AND CLOSURE OF THE DEVELOPMENT PACKAGES. 3) COMPLETE ALL OF THE LANDSCAPE PLACEMENT THROUGH OUT THE SITE AS SHOWN ON THE APPROVED PLANS AND REMOVED ANY AND ALL SEDIMENT DEPOSITS FROM THE BASINS AS NEEDED. THESE ITEMS WILL BE CHECKED DURING THE NEXT SITE VISIT WITH THE REVISED APPROVED DEVELOPMENT PACKAGE AND LANDSCAPE DRAWINGS SHOWING ALL APPROVED CHANGESONCE THEY HAVE BEEN MADE AVAILABLE. 4) THE SERVICE ROAD AND ALL ACCESS RAMPS NEED TO BE COMPLETED TO A FINISHED STATE, AND HYDROSEEDE AS SHOWN ON THE APPROVED. CURRENTLY SOME OF THESE AREAS HAVE DIRT SPOILS LEFT FROM THE ADJACENT WALL FOOTERS, THESE HAVE NOT BEEN REMOVED AT THIS TIME AND NEED TO BE DONE PRIOR TO HYDROSEEDING. 5) PROVIDE THIS DEPARTMENT WITH ALL CLOSEOUT DOCUMENTATION WHICH WILL INCLUDE THE FOLLOWING: APPROVED REVISED DRAWINGS IF THEY HAVE NOT ALREADY BEEN SUBMITTED AND APPROVED, THE NOTICE OF TERMINATION LETTER FROM ADEQ FOR ANY AND ALL SWPPPS FOR THIS SITE, CERTIFICATION LETTER FROM THE ENGINEER OF RECORD THAT IS STAMPED AND SEALED FOR THIS SITE. This appears to be enough to require the SWPPP to remain in place. Also you need to ensure that all of Inspection for the Development Package has been Approved. and make sure that all of the Assurance Inspection are completed for Tucson Water, Pima County Wastewater, City of Tucson Traffic and PIA are Approved. My Inspection will not be given till all of the other Inspections are Approved. Also make sure that the General Dirt and Landscaping Contractors have completed all of their work. Currently I am seeing no plants in one of the basins, minimal plants in other areas, missing tree stakes in different locations around the site. Also have the plans been revised to show that the property at the Northeast Corner of the site has been removed from the Common Area tabulations. If everything is completed then I will also need a copy of fully Revised Approved Drawings, a Certication Letter from the Engineer of Record, and the Notice of Termination Letter from ADEQ showing that this project is fully closed out. This will not be considered a full and final deficiency list due to the amount of work that still remains to be done at this time. Start working on Closing out all of the remaining Inspections on all of the Permits and Assurances and this should be able to be accomplished in the near future.} ; {Activity date: 09/26/2019; Status: Not ready for Inspection; Inspector: DROBERTS; Comment: Entered by DROBERT5 - NOT READY AT THIS TIME, COMPLETE ALL WORK ON THIS SITE TILL LESS THAN 1 ACRE OF OPEN LOTS ARE LEFT.
