Thrall Date: 6/18/2020 *Understood the applicant is seeking a Master Sign Program to allow for an increase in sign area above 50 square feet for an apartment complex.* Permit review comments: 1) Sign Standards (Unified Development Code, UDC 7A) A) the proposal exceeds the maximum cumulative sign area of 50 square feet publicly visible along Valencia, and requires SDRC review to increase the sign area. The proposal shows 4 monument signs, each at 27 square feet - for a total sign area of 108 sq.ft. (Sign area allowances are calculated Per 7A.10.2.B chart, under the C-2 zoning of the site, but the multi-family residential use of the property, the maximum total sign area visible along Valencia is 50 square feet (cumulative). 7A.10.2.B.Table 2. Residential uses 50 square feet. B) applicant has been provided SDRC applications. C) The plans are in black/white. If the signs are to have a color, please provide color sketches for the cabinets and the stucco/CMU wall structures - and see comment 4C below regarding color building elevations. D) please provide simple note on page 7 that states "sign structures shall be a minimum of 2' setback from driveway face of curb" 2) National Electrical Code 600 (NEC) A) Specify if each sign is on a separate circuit, or if branch circuit between sets of 2 signs? B) Note location of each sign circuit (for inspections) C) Building plans are under revision, but may contain electrical diagram for running power to signs. Please call out on the sign diagram that the "power is to be provided by others via separate electrical permit." 3) Outdoor Lighting Code (OLC) A) Specify where sign timers will be located (for inspections) 4) Structural Review: International Building Code 2018 (IBC) A) Provide type of anchors (size/number/type) to mount aluminum sign cabinet to masonry sign wall structures B) for clarification, please dimension depth of cabinet mounted to wall structure C) as part of the Master Sign Program, the building and signs should have a relationship with regards to shape, textures, colors, materials, etc. Please ask the developer for any color renderings that may be available for the proposed development, as the building plans are under revision and not availble online.
