07/08/2011 INSP - INITIAL CODE ENFORCMENT Approved MET WITH THE TENANT AND HAS SIGNS WHERE WATER HAS BEEN LEAKING FROM THE CEILING. THE CEILING AND WALLS HAVE BUBBLES WHERE THE MOISTURE EXIST. THE CARPET HAS BEEN LOOSENED FOR AIR MOVEMENT UNDERNEATH THE CARPET AND THE PADDING. AT THE TIME OF THE INSPECTION, THE CARPET AND PADDING FEEL DRY BUT DOES HAVE AN ORDOR. NO FANS WERE PLACE IN THE AREA TO BLOW UNDER THE CARPET. THE AREAS THAT WERE DAMAGED WERE THE KITCHEN AND LIVING ROOM. THE AREA HAS BEEN CLEANED AND THE TENANT STATED THAT THEY HAD JUST CLEANED THE AREA DUE TO THE INSPECTION WAS TODAY. THERE IS A HOLE UNDER THE SINK IN THE KITCHEN WHERE THE DRYWALL HAS BEEN PULLED TO CHECK THE PLUMBING. THERE ARE SOME AREAS THAT HAVE BEEN PATCHED FROM PREVIOUS LEAKS AND THEY WILL NEED TO BE RE-DONE. THERE ARE 3-FLOORS IN THE COMPLEX AND THE LEAKS WERE IN THE SECOND FLOOR WHERE THE WATER LINES WERE BREAKING AND HAD SEVERAL UNITS THAT HAD THE SAME PROMBLEM ON DIFFERENT DAYS OF THE PIPES BREAKING. THIS TENANT IS NEXT TO ALL THE UNITS THAT HAD BROKEN WATER LINES. SHE STATED THAT THE FRONT WINDOW IS ALSO LEAKING AT TIMES WHEN IT RAINS, THE FRONT DOOR IS NOT SEALED PROPERLY AND SAID THAT THE WATER ISSUES STARTED ON 6-29-11 AT 9:30 PM. I DID MEET WITH MANAGEMENT AND TALK TO THE MANAGER AND THEY ARE WAITING FOR THE AREA TO DRY AND THEN WILL COMPLETE THE PATCHING OF THE DRYWALL AND RE-DO THE CARPET. I DID MEET WITH THE MAINTENANCE AND THE STATED THAT THEY HAVE BEEN HAVING PROBLEMS WITH THE WATER LINES BREAKING AND HAVE BEEN PATCHING THEM AS THEY BREAK. THEY HAVE 4-DIFFERENT APARTMENTS THAT HAVE REPAIR ISSUES. I WILL CHECK IN 14 DAYS TO CHECK ON THE STATUS OF THE REPAIRS. RV.
