THERE ARE SOME MINOR CONCERNS ON THIS SITE THAT NEED TO BE ADDRESSED, COMPLETED, AND INSPECTION APPROVED PRIOR TO THE FULL CLOSURE OF THE ASSURANCES AND THE GRADING PERMIT / DEVELOPMENT PACKAGES. THE FOLLOWING ITEMS ARE A LIST OF THE INCOMPLETE ITEMS:
1) THE PARKING LOT EAST OF LOT #1628 (A), AND THE PARKING LOT(B) BETWEEN LOTS #1677 AND #1678 ARE NOT COMPLETED AS SHOWN ON THE APPROVED PLANS. (A) IS SHOWN TO HAVE THE ENTRANCE FOR THE PEDESTRIAN ACCESS AISLE IS TO BE LOCATED AT THE NORTH WEST CONER OF THE LOT. THE HATCHED SPACE IS IN THE RIGHT LOCATION BUT THE SIDEWALK INTO THE LOT ACCESSES THE SOUTHWEST CORNER INTO A PARKING SPACE NOT AN ACCESS AISLE. REMOVE THE CROSS HATCHED AREA IN THE NORTHWEST LOCATION AND PAINT THE HATCHES AT THE SOUTHWEST CORNER LOCATION.
(B) IN THIS PARKING LOT THE PEDESTRIAN ACCESS IS DIRECTED INTO THE P.A.A.L. NOT INTO THE ACCESS AISLE AS SHOWN ON PAGE 9 OF TENTATIVE PLAT FO S11-038.
2) SIDEWALK HAS BEEN DELETED ON THE NORTHSIDE OF PASSION FLOWER LANE BETWEEN THE PARKING LOT EAST OF LOT 1628 AND SUNRISE PEAK RD. THIS SIDEWALK NEEDS TO EITHER BE CONSTRUCTED OR DELETED FROM THE PLANS.
3) THE CONTINUATION OF SUNRISE PEAK ROAD AND MORNING SHADOWS DRIVE HAVE NOT BEEN COMPLETED PER THE APPROVED TENTATIVE PLAT SHEETS 10&11/16, AND DETAIL 1/10. ENSURE THAT THE ROCK RIP RAP ON FILTER FABRIC CHANNELS HAVE BEEN COMPLETED ALONG WITH THE ACCESS ROADWAYS AS NOTED ON THE TENTATIVE PLAT REVISED DRAWINGS SHEET 10&11/16.
CURRENTLY THE WATER FROM THE SUBDIVISION IS BLOCKED BY SPOIL PILES OF DIRT THAT HAS BEEN PLACED IN THE DRAINAGE CHANNEL ON SUNRISE PEAK POUR GRADING ON MORNING SHADOWS DRIVE. THIS CAUSES THE WATER TO POND JUST NORTH OF THE END OF PAVEMENT AT BOTH LOCATIONS, AND HAS RAISED CONCERNS OF CREATING PROBLEMS WITH MOSQUITOS. THIS WILL REQUIRE THAT THE ENGINEER OF RECORD EVALUATE THE CURRENT CONDITIONS AND SUGGEST A SOLUTION TO ALLOW FOR THE PROPER DRAINAGE OF THE ROADWAY TO THE BASIN. ALSO THE MAINTENANCE ACCESS ROADWAY FROM THE PAVED ROADWAY INTO THE BASINS NEEDS TO BE MORE DEFINED, OF STABALIZED MATERIAL, AND THE REMOVABLE BOLLARDS NEED TO BE INSTALLED AS SHOWN ON THE APPROVED PLANS.

07/01/2016 ASSURANCE - DSD Partial Approval REQUEST FOR THE RELEASE OF THE COMMON AREAS FOR THIS SITE. THIS IS NOT ABLE TO BE INSPECTED FOR THE FINAL RELEASE UNTIL ALL REVISSIONS HAVE BEEN APPROVED BY THE REVIEWERS.
08/26/2014 ASSURANCE - DSD Partial Approval RECEIVED ELECTRONICAL MESSAGE FROM WARREN THOMPSON WITH THE CERTIFICATION LETTER AND COPY OF APPROVED ASBUILT PLANS, UNABLE TO OPEN THE PLANS. I HAVE ASKED WARREN TO PROVIDE THIS INFORMATION TO PATRICIA GEHLEN AND ALSO PROVIDE ME A COPY OF THE APPROVED PLANS AND REVISED DRAWING FOR ALL THE CHANGES THAT HAVE BEEN MADE TO THE LANDSCAPE PLANS FOR THIS SITE.
07/14/2014 ASSURANCE - DSD Partial Approval MET OUT ON SITE WITH BOB MORKEN AND MIKE GARDNER TO DISCUSS THE CONDITION OF THE SITE AT THIS TIME AND THE POSSIBLE OF CLOSING OUT THIS SUBDIVISION. I HAVE BROUGHT TO THEM THAT THE SITE HAS BEEN CHANGED IN SOME AREAS WITH LANDSCAPING AND SOME OF THE SITE WILL NOT BE COMPLETED AT THIS TIME. I WILL NEED THESE CHANGES MADE TO THE ASBUILT DRAWINGS AND HAVE THEM APPROVED BY THE REVIEWERS BEFORE THEY GIVE ME THE FINAL PLANS. ONCE I HAVE THE APPROVED REVISED DRAWINGS FOR THIS SITE AND A CERTIFICATION LETTER FROM THE ENGINEER OF RECORD I CAN SCHEDULE THIS SITE FOR A FINAL INSPECTION OF THE SITE. INSPECTING THE SITE AT THIS DATE AND TIME WILL CAUSE A LONG LIST OF REPAIRS FOR ALL THE THINGS THAT HAVE CHANGED ON THIS SITE BUT ARE NOT APPROVED AT THIS TIME. MIKE ADVISED ME THAT HE WILL RESCHEDULE THIS INSPECTION ONCE HE HAS ALL THE NEEDED DOCUMENTS.
10/06/2010 ASSURANCE - DSD Partial Approval THE SITE WAS CHECKED TO VERIFY WHAT WORK HAD BEEN STARTED AT THIS TIME AND WHERE THEY MAYBE IN REGARDS TO ASKING FOR LOT RELEASES. A PARTIAL RELEASE OF THIS SITE HAD BEEN DONE IN THE PAST. LOT RELEASES WILL ONLY BE CONSIDERED IN THE AREAS WHERE WE HAVE RECEIVED AND ACCEPTANCE OF DISCHARGE LETTER FROM PIMA COUNTY WASTEWATER. THIS AREA IS LIMITED ONLY TOO LOTS 1448 TO 1530, ALL OTHER LOTS ARE NOT RELEASEABLE AT THIS TIME AND WILL REQUIRE AN ADDITIONAL RELEASE LETTER.
THE CONTRACTOR HAS COMPLETED 90% OF THE ROADS IN PHASE 2 PORTION OF THIS SITE AND HAVE ROUGHLY CUT THE BASINS. THESE LOTS CAN NOT BE RELEASED UNTIL WE HAVE RECEIVED A RELEASE LETTER FROM PCWW. CURRENTLY EITHER ALL OR PORTIONS OF WHITE SAGE DRIVE, MORNING SHADOWS DRIVE,SUNRISE PARK ROAD, PALMETTO POINTE TRAIL, PASSION FLOWER LANE, AND PRAIRIE WIND TRAIL HAVE NOT BEEN CONSTRUCTED. ANY RELEASES OF THIS SITE WILL REQUIRE AN INSPECTION TO VERIFY THAT ALL REQUIRED WORK IS COMPLETE, AND THAT A ACCEPTANCE OF DISCHARGE LETTER HAS BEEN GIVEN FOR PHASE 2 OF THIS SITE.
10/04/2010 ASSURANCE - DSD Partial Approval A MINOR VISUAL INSPECTION OF THE SITE HAS BEEN DONE TODAY, WITH A MORE DETAILED INSPECTION TO BE DONE IN THE NEAR FUTURE. NO CONCERNS AT THIS TIME.
03/18/2010 ASSURANCE - DSD Partial Approval THIS SITE HAS BEEN CHECKED FOR FULL RELEAS AND HAS BEEN FOUND TO BE IN THE FOLLOWING CONDITIONS:
UNIT 4 PHASE 1 HAS BEEN GRANTED THE INITIAL RELEASE OF THE SITE SINCE THE ROADWAYS AND UTILITIES HAVE BEEN INSTALLED. THE WORK IN THE AREA CONSIST OF THE FOLLOWING:
LOTS COMPLETE ARE: 1476-1481, 1482-1486, 1519-1530.
LOTS UNDER CONSTRUCTION ARE: 1503-1505.
LOTS UNTOUCHED ARE: 1448-1475, 1487-1502, 1506-1518.

CONTINUAL MONITORING OF THIS SITE WILL BE DONE UNTIL ALL ITEMS HAVE BEEN COMPLETED THAT ARE SHOWN ON THE APPROVED GRADING PLANS.

UNIT 4 PHASE 2 IS CURRENTLY UNDER CONSTRUCTION AT THIS TIME BOTH ON THE MAIN ROAD(DREXEL RD) AND THE INTERNAL ROADWAYS AND UTILITIES. COMPLETION OF THE AREAS CAN BE EXPECTED TO BE SEEN IN THE NEXT 6 - 12 MONTHS AT WHICH TIME A RE-INSPECTION WILL BE REQUIRED PRIOR TO GRANTING THE INITIAL RELEASE FOR SALE OF THIS SITE.
08/20/2008 ASSURANCE - DSD Partial Approval THE LOT RELEASES HAVE NOT CHANGED AT THIS TIME.
06/05/2008 ASSURANCE - DSD Partial Approval THE SITE WAS CHECKED FOR THE INITIAL RELEASE FOR ALL OF THE UNITS, IT HAS BEEN FOUND TO BE ACCEPTABLE IN THE FOLLOWING AREAS ONLY. THE FOLLOWING LOTS ARE THE ONLY LOTS THAT HAVE BEEN RELEASED FROM THE PCWW FOR THE ACCEPTANCE OF DISCHARGE, LOTS#1448-#1530 RELEASED ON 5/14/2008. THIS IS THE ONLY AREA THAT IS ACCESSABLE FROM A MAIN ROADWAY. DREXEL ROAD WILL BE COMPLETED AT A LATER DATE, AT THAT TIME THE OTHER UNITS LOT #1118-#1447 WILL BE RELEASABLE. A COMPLETION BOND WILL BE REQUIRED FOR ALL REMAINING ASSURABLE ITEMS PRIOR TO THE REQUEST FOR THE FULL RELEASE OF THE ASSURANCES.
