Every dwelling or dwelling unit shall have an adequate potable water supply. Every plumbing fixture, water and waste-pipe, and gas connection shall be properly installed in accordance with all applicable laws and maintained in good and sanitary working condition so as to prevent structural deterioration or health hazards, and are to be free from leaks and obstructions.
08/09/2021 T.C. Ch. 16, Sec. 16-11(f)(5) All interior coverings, finishes, surfaces including walls, ceilings and floors shall be maintained in a good, clean and sanitary condition. Peeling, chipping, flaking or abraded paint shall be repaired, removed or covered. All walls, ceilings or floors shall be free from holes, breaks and loose or rotting materials. Cracked or loose plaster, wallboard, decayed wood or other defective surface conditions shall be corrected.

Every dwelling unit, guest room, and congregate residence shall be provided, in at least one habitable room, with either mechanical cooling or an alternate cooling method. Cooling facilities shall be installed and maintained in a safe condition and in accordance with the manufacturer's recommendations, and shall be capable of providing adequate cooling, appropriate for the climate, to assure a safe living environment. Evaporative cooling shall be maintained to be free of excessive rust, corrosion or mineral deposits that limit proper operation. Any mounting apparatus for a cooling facility must be structurally sound. Mechanical fans or portable evaporative cooling devices may only be used on a temporary basis as the sole source of cooling when the permanent cooling system is being repaired or replaced.

Arrived and the tenant was on site and showed the bathroom where the upstair unit is leaking over the tub and shower on the bottom unit where the tenant is living. This area has been patched and is not completed and can see where the water is still leaking. The hallway has a handler for the AC and is leaking contantly. The tenant has trash can catching the water leaking to the floor. This has been going on for sometime due to the metal is rusting and the drywall is peeling back. Will do N.O.V. RV.
08/10/2021 INSP - FOLLOW UP CODE ENFORCE VIDAL Approved Went to the site to leave a copy of the N.O.V. and no answer and the N.O.V. was taped to the door. Did leave a copy of the N.O.V. with the manager and she stated that they have worked on the unit and she has not called back. RV.
