The common wall between these properties has also been damaged. Could not get a hold of Michael so I conducted an exterior inspection w/Dave Cox to determine if there were any permitting issues. The only thing identified in this inspection was that a new water heater is going to be installed which requires permits. The exterior inspection also shows that the property is sectioned by a wood fence into three possible yard areas. This may be evidence to support the complaint that the residence is being converted to a multi-family unit. |

Subpanel located inside. Found evidence of water heater location through identification of water and gas lines. Located plumbing fixtures for venting that are currently capped. Informed PO that to convert to guest quarters, plans must be submitted for review. Interior inspection of main unit shows that subpanel in family room is connected to another subpanel outside the main unit. Informed PO that GFCI (3) prong needs to be converted back to (2) prong outlets. PO will notify in writing of what intentions will be for family room. |
