07/14/2006 INSP - INITIAL CODE ENFORCMENT DCOX Continued On July 7th, 2006 I made contact with Laura Higgins, site manager for Briarwood Apartments, and she informed me that they were aware of the cooling problem and it was being addressed. She explained that the complex has a 4 unit cooing system and two of the units were non-functional. Essentially operating at 50% effectiveness. She stated that there was air moving in all apartments. She stated that the corporate offices had agreed to waive all lease agreements for those whom wanted to move immediately. She further stated that they would offer fans and alternatitive methods of cooling to the tenants until the system was repaired. She said that Oracle-Controls, a commercial HVAC contractor, was working on the repair and estimated it to take approximately two weeks to complete. There were multiple issues and a comprehensive list of parts needed to be determined so that orders and shipping could be affected. Follow up on July 14th, 2006.
07/24/2006 INSP - FOLLOW UP CODE ENFORCE DCOX Continued Inspectors Johnston and Cox were dispatched to apt. J103 on 07/20/06 to investigate the report of a water leak related to the air conditioning system. Upon inspection it was discovered that the "leak" was actually overflow from the process of replacing the unit in the closet area. During the exchange of the equipment, a bucket was used to collect excess water and it overflowed onto the carpet. The tenant discovered the wet carpet in the morning of the 20th and reported it to the management. At apporximately 15:30 hours I arrived at the apartment to find the workers finishing the replacement of the fan and condensing unit. I met the tenant and was shown the affected area. I explained to the tenant that the clean up would be the responsibility of the property management and her's to resolve. I explained that there were no code violations that applied and that the City of Tucson could not become involved in any capacity other than code compliance. Inspector Johnston arrived and reviewed the situation and concurred. I spoke with the property management and they indicated that they would be addressing the carpet as well as the remainder of the clean up issues at apartment J103 as soon as possible.
