| 07/24/2006 | INSP - FOLLOW UP CODE ENFORCE | Continued | Inspectors Johnston and Cox were dispatched to apt. J103 on 07/20/06 to investigate the report of a water leak related to the air conditioning system. Upon inspection it was discovered that the "leak" was actually overflow from the process of replacing the unit in the closet area. During the exchange of the equipment, a bucket was used to collect excess water and it overflowed onto the carpet. The tenant discovered the wet carpet in the morning of the 20th and reported it to the management. At apporximately 15:30 hours I arrived at the apartment to find the workers finishing the replacement of the fan and condensing unit. I met the tenant and was shown the affected area. I explained to the tenant that the clean up would be the responsibility of the property management and her's to resolve. I explained that there were no code violations that applied and that the City of Tucson could not become involved in any capacity other than code compliance. Inspector Johnston arrived and reviewed the situation and concurred. I spoke with the property management and they indicated that they would be addressing the carpet as well as the remainder of the clean up issues at apartment J103 as soon as possible. | |
| 07/14/2006 | INSP - FOLLOW UP CODE ENFORCE | Continued | D. Johnston and D. Cox returned to site today to address an additional concern that one resident had voiced. She discovered a water leak in her closet. The leak caused damage to the drywall in the ceiling and there was some mold growing on a wall where her clothing was soaked due to the water leak. Upon inspection it was discovered that the water was excessive condensation from the air conditioning system . It appeared that the condensation drain was not catching all the drippings and eventually overflowed into the soffet area, soaking the celing and leaking into the closet. The occupant stated that a maintenance person was called and he disconnected the air conditioner and cleared the condensate drain line with a high-power vacuum. The maintenance techincian told the tenant that the reason for the excess condensation was due to the two evaporative coolers that were inside the small one bedroom apartment. After inspecting the closet and taking some photos, the resident, D.Johnston and D. Cox met with the regional manager, Michele Marquez, about the problem and advised that the wet drywall, mold and drain line be addressed immediately. Ms. Marquez stated that she wold take care of it today. Ms. Marquez further stated that Oracle-Controls was attempting to provide a temporary cooling tower by the end of the day today or tomorrow at the latest to bolster that system until permenant repairs could be made.
