10/05/2005 INSP - INITIAL CODE ENFORCMENT GGOODMAN Approved VISITED SITE, MET WITH MANAGER MARIE, ASKED MARIE IF SHE WAS AWARE OF THE PROBLEMS IN UNIT 149, SHE SHAID SHE WAS. MARIE MENTIONED THAT MAINTANENCE HAS BEEN THERE ON SEVERAL OCCASIONS TO MAKE REPAIRS. MENTIONED THAT THE TILE FLOOR HAD BEEN COMPLETELY REPLACED, FIXED DOOR IN UNIT, MINOR ELECTRICAL REPAIRS. MARIE ALSO MENTIONED THAT THE CEILING IN BATHROOM DID SUPPOSEDLY HAVE A LEAK. THEY CUT THE DRYWALL, IT WAS DRY, BUT THOUGHT PERHAPS WHEN ABOVE UNITS KIDS BATHED THAT PERHAPS WATER WAS SEEPING THROUGH TILE. CAULKED SEVERAL TIMES THE TUB ABOVE THE UNIT IN QUESTION. ASSISTANT MANAGER ROBERTA MENTIONED THAT UNIT NEEDED CLEANING, AND AT ONE TIME DID SEE SOME IMPROVEMENT. MARIE DID MAKE AVAILABLE SOME MAINTANENCE REQUEST FORMS. SISITED UNIT, SPOKE WITH TENANT DORTHY REYNOLDS WHO MENTIONED THAT HER TWO MAJOR CONCERNS WERE THE LEAK UNDER THE SINK AND THE LEAK IN THE BATHROOM CEILING FROM THE UNIT ABOVE. I FIRST RAN WATER THRU THE SINK, RAN DISPOSAL, AND USED WATER STOPPERS TO TRY TO FORCE SINK TO LEAK BUT FOUND NO LEAK. TENANT SHOWED ME WHAT SHE THOUGHT WAS A WATER STAIN, BUT IT APPEARED TO BE A STAIN FROM OIL OR DETERGENTS THAT IS NOW PERMANENT, DUE TO TENANT MENTIONING THAT WATER FLOODED THE CABINET BUT NEW PLYWOOD UNDER THE SINK STILL LOOKED NEW. CHECKED DRYWALL IN BATHROOM AREA, DID FIND DRYWALL TAPE PEELING AWAY FROM THE CEILING BUT SAW NO EVIDENCE OF WATER STAINS. FOUND OTHER MINIMUM HOUSING ISSUES, MY FINDINGS ARE AS FOLLOWS: INTERIOR FEATURES: >LIVINGROOM WALLS/ CEILING, WHERE THE TWO MEET, HAVE LARGE CRACKS THAT WILL REQUIRE CAULKING. >FRONT DOOR WILL ALSO REQUIRE CAULKING AT OUTSIDE EDGE OF TRIM. >TUB NEEDS TO BE RE-CAULKED, ALL EDGES. >FRONT DOOR, DOOR SWEEP HAS RUBBER BOTTOM PARTIALLY DETERIORATED AND SHOWS DAYLIGHT. >BATHROOM DRYWALL TAPE IS PEELING AWAY FROM CEILING. DETERMINE IF THERE IS A LEAK AND PROPERLY SEAL. ELECTRICAL: >RECEPTICLE ON SOUTHWALL IN KITCHEN SHOWS OPEN GROUND. >RECEPTICLE IN SOUTHWEST BEDROOM BEHIND THE DOOR LACKS A COVER PLATE.
12/05/2005 EMERGENCY CALL OUT GGOODMAN Approved CALLED AND TALKED TO MANAGER ROBERTA WHO MENTIONED THAT CEILING HAD NOT YET BEEN ABATED DUE TO MANAGEMENT WAS WAITING FOR EVICTION TO BE COMPLETED FOR THE TENANT ABOVE UNIT 149 SO THAT THEY COULD FIX THE PLUMBING FROM UPSTAIRS WHEN THEY CLEANED THAT UNIT OUT. ROBERTA MENTIONE THAT SHE WOULD DBL CHECK AND CALL ME BACK. SPOKE WITH RICK SALDATE , INSPECTOR 2, WHO MENTIONED EXTENDING TIME WOULD BE OK ONLY IF THE WATER DAMAGE IN THE BATHROOM WAS NOT AN IMMENENT HAZARD OR A SAFETY THREAT TO THE TENANT WHICH IT IS NOT. WILL MAKE CONTACT WITH MANAGEMENT TO FIND OUT WHEN THE EVICTION NOTICE WILL BE COMPLETE AND ALLOW THEM TIME ACCORDINGLY.
12/12/2005 INSP - FOLLOW UP CODE ENFORCE GGOODMAN Approved VISITED SITE, KNOCKED ON DOOR,RECEIVED NO ANSWER, WENT TO OFFICE, SPOKE WITH MARIA WHO HAD CALLED ME TO INFORM ME WORK HAD BEEN COMPLETED. MARIA MET ME AT THE UNIT AND ALLOWED ENTRY. ALL ITEMS HAD BEEN ABATED EXCEPT FOR THE BATHROOM CEILING, DOUBLE CHECKED, MADE SURE ALL CAULKING HAD BEEN DONE, DOOR SWEEP HAD BEEN REPLACED AND RECEPTACLES WERE GFCI PROTECTED, COVER PLATE INSTALLED. WENT INTO BATHROOM AND FOUND THAT THE CEILING DRYWALL HAD BEEN REMOVED AND PATCHED. THE REPAIR WAS MUCH LARGER COMPARED TO THE FIRST REPAIR ATTEMPT. PATCH WAS COMPLETED, TEXTURED AND PAINTED. THE MATCH WAS NOT EXACT AND VISIBLE TO THE EYE BUT WILL ABATE THAT ISSUE. PICTURES WERE TAKEN, ALL ISSUES ARE ABATED AT THIS TIME. COMPLIANCE, CASE CLOSED!!
