MARIA MET ME AT THE UNIT AND ALLOWED ENTRY. ALL ITEMS HAD BEEN ABATED EXCEPT FOR THE BATHROOM CEILING, DOUBLE CHECKED, MADE SURE ALL CAULKING HAD BEEN DONE, DOOR SWEEP HAD BEEN REPLACED AND RECEPTACLES WERE GFCI PROTECTED, COVER PLATE INSTALLED. WENT INTO BATHROOM AND FOUND THAT THE CEILING DRYWALL HAD BEEN REMOVED AND PATCHED. THE REPAIR WAS MUCH LARGER COMPARED TO THE FIRST REPAIR ATTEMPT. PATCH WAS COMPLETED, TEXTURED AND PAINTED. THE MATCH WAS NOT EXACT AND VISIBLE TO THE EYE BUT WILL ABATE THAT ISSUE. PICTURES WERE TAKEN, ALL ISSUES ARE ABATED AT THIS TIME. COMPLIANCE, CASE CLOSED!! | |

KNOCKED ON DOOR ANY WAY ASKED TENANT DORTHY HOW ABATEMENT WAS COMING ALONG, DORTHY MENTIONED THAT SHE THOUGHT EVERYTHING BUT THE BATHROOM CEILING HAD BEEN FINISHED. EXPLAINED TO DORTHY THAT MANAGEMENT STILL HAD TO THE MIDDLE OF THE MONTH TO MAKE CORRECTIONS AND THAT I WOULD BE OUT AT THAT TIME TO RE-INSPECT. NO PICTURES WERE TAKEN. | |

ROBERTA MENTIONED TO TENANT APT. NEEDED CLEANING. AT ONE TIME SHE DID SEE SOME IMPROVEMENT. 2 MAINTENANCE PEOPLE ARE ON SITE AT ALL TIMES. RECEIVED COPIES OF TENANT MAINTENANCE REQUEST FORMS (4) DATING BACK FROM MAY OF 05. FINDINGS ARE AS FOLLOWS: 1. CAULKING AT CEILING/WALL EDGE NEEDS TO BE RECAULKED. 2. FRONT DOOR NEEDS CAULKING/ NEEDS RUBBER REPLACED ON DOOR SWAP. 3. RECEPTACLE/ SOUTH WALL IN KITCHEN SHOWS OPEN GROUND. 4. TUB NEEDS TO BE RE- CAULKED ALL EDGES. 5. BATHROOM ABOVE IS LEAKING. EVIDENCED BY DRYWALL TAPE, PEELING AWAY FROM CEILING. 6. RECEPTACLE IN S/W BEDROOM BEHIND DOOR LACKS COVER PLATE. SPOKE WITH TENANT DOROTHY RENOLDS WHO MENTIONED THAT HER 2 MAJOR CONCERNS WERE A LEAK UNDER HER KITCHEN SINK AND A LEAK FROM APARTMENT ABOVE IN HER BATHROOM. RAN WATER THRU SINK, RAN DISPOSAL, USED WATER STOPPERS IN THE DRAIN COULD NOT GET SINK TO LEAK. CHECKED BATHROOM CEILING, FOUND DRYWAL TAPE PEELING AWAY BUT NO EVIDENCE OF WATER STAINS IN THE DRYWALL, FOUND 5 OTHER MINIMUM HOUSING ISSUES. |
