09/14/2026 COT - ENFC - Code Enforcement - Initial In Violation Property has a severe insect infestation. While inside I witnessed hundreds of insects coming from the walls, floors, and ceilings. The smoke detectors do not work, the AC vents are falling off the wall and being held up by duck tape, and there is visible water damage in the kitchen ceiling. The tenant stated that when it rains the leak is so bad it floods her kitchen. there is overgrown vegetation throughout the front of the unit.
09/28/2026 COT - ENFC - Code Enforcement - Follow Up In Violation No work has been done. Violations include: cockroach infestation, a boarded window, non-operational smoke detectors, vents falling off of the wall, roof damage that is evidnced by an ongoing water leak in the kichen ceiling, overgrown vegetation in the front and side of the unit, a stove that dos not work, and a stove vent that has a fan that turns on but the venting goes nowhere and is boarded. I spoke to the owner and expressed my deep concern that hewas not takingthis seriously and that his property manaement had lied to me about what had been done and lied to him about the same items. I told him his time would be better spent calling companies who can resolve the most urgent issues rther than finding a new property management company given the tight timline I have provided him. He asked for a brief extension and I told him I would provide him 48 hours to address the smoke detectors and bug infestation. Failure to complete these items will result in the issuance of a citation.
