07/03/2023	COT - ENFC - Code Enforcement - Initial		In Violation	146 PM - Entered apartment with tenant on site. Thermostat is set to cool, at 74°. System is not running and the inside temperature is registering at 97°. Tenant showed me text messages to owner on 4/28 and 5/20 advising of no AC. Tenant has purchased a portable unit for temporary cooling of the bedroom. Did also observe exposed capped wires with the AC system running outside and near a light fixture. Called and spoke to owner advise needs to have a licensed technician repair place under permit. 48 hour compliance to have a technician visit unit, 10 days for repair. -VM
11/07/2023	COT - ENFC - Code Enforcement - Follow Up		In Violation	11:00 AM - Hearing was held, defendant asks for a continuance and no fines imposed. City reports no cooling is resolved but electrical violation is still present, requests fines imposed on both charges due to them being minimum housing standards. Defendant pleads responsible, judge imposed fines totaling $328, suspended half of them or $164. Compliance hearing set for 01/23/2024 10:00 AM. -VM
