146 PM - Entered apartment with tenant on site. Thermostat is set to cool, at 74°. System is not running and the inside temperature is registering at 97°. Tenant showed me text messages to owner on 4/28 and 5/20 advising of no AC. Tenant has purchased a portable unit for temporary cooling of the bedroom. Did also observe exposed capped wires with the AC system running outside and near a light fixture. Called and spoke to owner advise needs to have a licensed technician repair place under permit. 48 hour compliance to have a technician visit unit, 10 days for repair. -VM |
