TRANSMITTAL DATE: may 29, 2008 COMMENTS: Please resubmit revised drawings along a response letter, which states how all Zoning Review Section comments have been addressed. 1. I have reviewed the revised plans for the project T98CM02096 to ensure compliance with building heights and setbacks as per the approved LDO. I am providing the following comments. Please address the comments and resubmit for review. 2. Per the Pima County Assessor's Section map the property dimensions are noted as 138 feet in depth and 65.25 feet in width. Building setbacks are based on the height of the exterior wall when adjacent to O-3 zoned property (east and west) and the greatest of 10 feet or ¾ the height of the exterior wall adjacent to R-2 zoned property (south) and the greatest of 20 feet or 1.5 times the height of the exterior wall from the north property line (street side building setback). The overall height is measured from design grade. Comments a. and b. are based on the wall heights provided on the revised plan and the 65.25-foot width of the property. a. The exterior wall height for the first floor building footprint along the east and west perimeters are depicted on the revised plans section detail 1.1 on sheet 1.2 as 7'-0" on one side and 10'-0" on the other. This is inconsistent with the previously revised and approved plans. The previously approved LDO plans indicated the wall height along the east and west perimeters as 7'-0", it appears that the height of the wall along the east and west is taller than previously approved. Technically a revised DDO is required due to the change in wall height along the east and west perimeter yards. Building inspector to field verify the heights and setbacks. The previously approved site plan depicted a 5'-9" building setback along the east and west perimeter. The revised plan indicates the building setback as 6'-4". This is inconsistent with the approved plan. Please explain why the setbacks have changed or has the floor building footprint been constructed smaller than per the approved plan? Based on the width ( 53'-9" ) of the first floor building foot print from east to west the building setbacks must be 5'-9" along the east and west perimeters. The plan depicts a building setback of 6'-4". (It has been assumed that the setback is typical along the east and west perimeters because the plan was revised with the dimensions for one perimeter yard only.) Under this assumption it is clear that the width of the building footprint and the depicted setbacks add up to a total width of 66'-5". This implies that a mistake in the measurement of the building setback or building footprint has occurred. Please explain. b. The exterior wall height for the second floor building footprint along the east, west, north and south perimeters are depicted on the revised plans section detail 1.1 on sheet 1.2 as 19'-0". This is inconsistent with the previously revised and approved plans. The previously approved LDO plans indicated the wall height along the east and west and south perimeters as 17'-0". It appears that the height of the wall along the east and west and south is taller than previously approved. Technically a revised DDO is required due to the change in wall height along the east and west and south perimeter yards. Building inspector to field verify the heights and setbacks. Based on the width ( 27'-8" ) of the second floor building foot print from east to west the building setbacks must be 18'-9" along the east and west perimeters. The plan depicts a building setback of 19'-6". (It has been assumed that the setback is typical along the east and west perimeters because the plan was revised with the dimensions for one perimeter yard only.) Under this assumption it is clear that the width of the building footprint and the depicted setbacks add up to a total width of 66'-5". This implies that a mistake in the measurement of the building setback or building footprint has occurred. Please explain. c. The setbacks from the parapet wall could not be verified due to lack of dimensions on the plan. In order to ensure that the setbacks to the parapet wall meet the required setbacks the length and width of the parapet walls must be labeled with the dimensions. Revised DDO is required if it is found that the building wall heights have not been constructed according to the previously approved plans.
