7.6 Landscaping and Screening
The Unified Development Code (UDC) requires all new development or an expansion of greater than 25% of an existing development submit a landscape plan, UDC 7.6.2. Preparation of the landscape plan shall adhere to UDC 7.6.4. and Administrative Manual 2-10.

• 10’ street landscape border is required along Speedway Blvd. Existing, healthy plants can count towards this requirement.

Commercial Rainwater Harvesting plan is required UDC Technical Standards Manual – Section 4-01.0.0. and Section 5-01.0.0 Landscaping and Screening
Adherence to the Low Impact Development Standards outlined in Section 5 of the PCRFCD Design Standards for Stormwater Detention and Retention is required and shall work in conjunction with the Commercial Rainwater Harvesting design.
Using Low Impact Development design and water harvesting provides critical basin detention and first flush retention for all new development and impervious area. 2. Food and Beverage Sales is an allowed use in this the C-1 zone and is subject to Use-Specific Standard 4.9.13.O
3. E Speedway Bl is a Major Street and Route requiring a setback/perimeter yard of 21' measure from the back of the existing or future curb location.
4. Parking is required at 1 space per 300 sqft, 3 parking spaces will be required. Provide a note on the DP if there is a shared parking agreement or if the site is considered a shopping center for parking.
5. The striped access path cannot pass behind any parking spaces.
6. No loading area is required.
7. There are no design requirements.
8. You will need a Development Package (DP) issued prior to any building permits, however, both permits can be in review at the same time.
