STRUCTURAL REVIEW COMMENTS: Conditionally Approved No structural changes indicated as part of this proposal BUILDING REVIEW COMMENTS: Denied 1. Indicate on the drawings that all work will be done in accordance with the adopted codes of the City of Tucson/ Pima county. 2. Verify the building evaluation cost for the project and include all work. The scope of the project including a full renovation, kitchen relocation and baths would appear to be greater than the amount indicated. The building valuation should include all work including finishes, labor, and materials. 3. Update the lot coverage calculations to indicate the square footage of the existing dwelling, not the proposed if there will be no changes to the size of the dwelling. 4. Indicate the existing ceiling heights and if the existing dwelling has an attic. If so, indicate the location and size of the attic access on the drawings. 2018 IRC R807.1. 5. Provide dimensions for the existing bedroom in the front of the structure as well as the size of the small bedroom at the rear as well as the reconfigured bathroom off of the carport. 6. Provide a wall section or detailed notes for the new walls and the conditions at the existing exterior masonry walls. 7. Update the insulation schedule on sheet 3. If no wall insulation is present, and the wall finishes are removed, new insulation will be required to be installed. This would also be required in the ceiling. Only wall and floor cavities exposed that are fully filled with insulation and the insulation is not disturbed can remain as existing. 2018 IECC R503.1.1. Update the insulation schedule accordingly or provide notes clarifying the proposed work. 8. Clarify on the drawings if the windows are to remain or if new windows and doors will be installed. If new windows and doors are to be installed indicate a minimum u factor of .40 and a SHGC of .25 will be provided. Manufactures stickers are to be left on all windows for inspection. 2018 IECC Table R402.1.2. Show all windows on the building elevations. 9. Indicate that all rooms used for sleeping have an egress window that meets the requirements of the 2018 IRC R310. Indicate a minimum net opening of 5 square feet for floors at grade level and a maximum sill height from finished floor of 44”. The minimum clear opening shall be 24” high x 20” wide. 10. Provide additional construction details for the new asphalt shingled roof such as underlayment and drip edge. Indicate the slope of the existing roof on the elevations. 11. Indicate on the drawings that fireblocking will be installed to cut off both vertical and horizontal concealed draft openings between stories and attic or roof area. 2018 IRC R302.11. MECHANICAL REVIEW COMMENTS: Denied 1. Note that all exhaust fans will be terminated to the exterior 2. Note that ducts, air handlers and filter boxes shall be sealed. 2018 IRC M1601.4.1. ELECTRICAL REVIEW COMMENTS Denied 1. Clarify if this is an existing 200-amp electrical service and panel or if the existing panel will be upgraded to accommodate the proposed work. 2. Note that can lighting installed in the existing ceiling will be IC rated and sealed for energy efficiency requirements. 2017 NEC 410.66 3. Update the energy electrical note indicated on the mechanical notes sheet 7 to indicate a minimum of 90% of all lighting fixtures in the dwelling will contain high-efficacy lamps. 2018 IECC R404.1. 4. Note that all exterior outlets shall be GFCI protected and be provided with a weatherproof enclosure with “in-use” covers. 2017 NEC 406.8. 5. Show the location of the carbon monoxide detectors on the drawings. They can be combined with the hall smoke detectors if desired. PLUMBING REVIEW COMMENTS: Denied 1. Indicate if the fixtures will be tied to an existing water heater or if a new water heater will be provided. 2. Note on the drawings that all plumbing drain, waste and vent systems shall be tested for leaks in accordance with the 2018 IRC P2503.5 prior to concealing. 3. Update the plumbing notes to indicate that all plumbing fixtures will be low flow type. Toilets are noted in the plumbing schedule at 1.6 gallons per flush or less, however add notes for the showerheads and all faucets to not exceed 2.5 gallons a minute. Ordinance 7178. 4. Note on the drawings that the gas lines will be pressure tested in accordance with 2018 IRC G2417.1.
